Can you keep a pet in a strata property?

Keeping a pet such as a cat or dog in a high-rise residence has some risks of its own. This includes other residents who are uncomfortable with the presence of your pet. There are also those who are allergic to animals and face risks if they are close to such pets. Legally it is not wrong to own a pet. However, under Law 14 in the Third Schedule of the Strata Management (Maintenance & Management) Regulations 2015, pets that cause danger, disease, and nuisance to other occupants are not permitted.
Although national laws allow you to have pets, you should also check with your strata building management. This is because they also have the right not to allow residents to have pets. And if the management allows, you should also be sensitive to the whereabouts of your pets. Do not allow it to wander and disturb and make dirty in the area of other residents.

1) Check the market rate and get the quotation.
2) Perform background checks, to ensure quality and certified guards.
3) Set expectations with SOPs and KPIs.
4) Provide basic amenities for the guards.
5) Check legal compliance for foreign guards.

The matter of hiring security guards is not to be taken lightly. It is important for the guards to be employed, trained, and supervised by an established and reputable security company to give better security to the residents.

- Cover the windows with thick curtains so that the heat does not enter.
- Turn off air conditioning, fans, and lights in empty rooms.
- Do not leave electrical items in standby mode.

Defect Liability Period (DLP) is the period where the Developer is responsible to fix any defects and it begins from the date the Homeowner received delivery of vacant possession and keys of the property. Under the Housing Development Act 1966 (โ€œHDAโ€), the DLP is 24 months from the date of delivery of vacant possession.

Within this 24 months period, is important for homeowners to check for any damage, defects, as well as poor or faulty workmanship. Any defect needs to report back to the developer to get them repaired for free.

Straqta Property Management also provides defect rectification services to provide a solution to reduce long-term solutions on common area defects by protecting ownersโ€™ rights by ensuring all common area defects are identified during handover from the developer.

Strata title are mostly for high-rise properties but some landed houses can be strata title too! Strata title, landed properties are essentially landed houses that include condo-style facilities with gated and guarded.

Strata title, property owners share common facilities and spaces within the development compound such as car parks, elevators, clubhouses, as well as gyms and swimming pools.
