Bolaji is a successful banker in all ramifications. Having survived a late scare of mass retrenchment in the banking sector in the year 2013, he became apprehensive that after 5 years of earning above average salaries in the bank, he has little of nothing to show for it other than his Sedan 2011 Maxima, a giant mattress, a 60-inch TV and a bequeathed two plots of land in Ibadan. Six of his departmental colleagues were asked to resign in one day, and he couldn’t recover from that shock for days. How would he pay his N1.5 Million rent for his Gbagada residence if this happens to him? How will he pay his son’s N750 per annum school fees if he wasn’t spared?
Two weeks after the mass retrenchment, while driving down from his office in adeola odeku, Victoria Island, he called an architect friend who encouraged him to handle development of a cute 2-bedroom flat for about N4.5 Million. Within two months, he paid N4.5 Million for a land in Ogba area of Lagos. Still basking in the euphoria of owning a parcel of finally owning a piece of land, he got to site one day to find out that the land is embroiled in a court case over disputes between three families. Still shell-shocked, he went for these court proceedings only to discover that he has been swindled by one of the family members. Trying to get back his money, he arrested the culprit who was detained for days, with a meagre N100,000.00 only recovered after 6 months.
After another 8 months (late 2014), he bought a plot of land in lekki (Oakwood Gardens) from a reputable estate developer for a promo price of N4.2 Million. Fortunately, the developers helped processed his C of O from their global C of O within 3 months. Being a banker, he quickly secured a loan of N4.0 Million against the property in May 2015, completed a decent 2-bedroom apartment on the parcel of land in August 2015, a residence he now resides.
While jisting with him at the weekend, he affirmed that owning a property gives his life a new meaning, and having fully paid back the loan, he is on his way to fulfilling his life ambition of owning a large farm within the next few weeks.

Odhianosè is the firstborn of his family. Being a brilliant young man, he attended a noble primary and secondary school his peasant parents can afford. At a young age of 17 years old, he was admitted to a federal university in the south - west, where he bagged a first class honours, which afforded him to secure a job in a renowned Oil and Gas Company in Victoria Island, Lagos.

He started living in the highbrow areas of Gbagada, Lekki Phase 1, and Ikoyi as early as when he was 24 years old and he continued for several years living the "good life " owning the latest set of cars and going for the most expensive vacations. Having being advised several times by friends and his wife, he procrastinated daily about making any significant investment decision.

In his late 30s, he was offered a plot of land in Magodo (1999) at a price of 900k but turned down the offer saying he cannot leave in a bush (magodo was then not developed). In 2005, he was offered a plot of land in Ajah, and as well gave the excuse that "it doesn't befit his class". All seems well as he was earning well above 2 million monthly, living so expensive until in 2010, while at the age of 48 years old, he was summarily retired, without notice and his terminal benefits witheld for an implicated financial fraud. Within 6 months, his house rents expired and his landlord knowing fully well that he is now retired and broke, ejected him from his apartment after failing to pay the N1.8 million house rent, something he has been paying for 9 years. Being ejected was a big blow as he expected his landlord to give him some months more to conclude payments. His whole life came crashing as friends and associates distanced themselves having earlier warned him of his exotic lifestyle.

At being ejected, he shared his belongings in friend's houses while the kids and wife started living with family friends. He looked for job, but couldn't get any and most friends kept promising him jobs, while a larger number distanced themselves after tagging him a liability for his frequent borrowings and never paying back. Within months, he sold huge chunk of his belongings to feed his family and pay school fees of his kids. How will he ever meet up he quietly mused.

After hurstling through for a period of 18 months, he became pensionable (after clocking 50 years), and within few months bought an half plot of land, and developed a cute 2 bedroom (scarcely furnished ) in Ofada-papalantoro area of Ogun State, and today teaches at a private school in Owode area of the state. While still thanking God for life, he regrets his folly in not planning for the future and shares his experience with younger folks to be wiser in making investment decisions early. He also muted that a man must start planning for retirement immediately he starts working, for NOTHING IS PERMANENT

Adeola is a young man in his early twenties. A bright young man with a positive attitude and an endearing smile. Having finished from futa owerri with a second class honours in mechanical engineering, he thought the world will be at his feet; however this was only a wish that never materialized.

Having looked for job for 8 months, he had to settle for a teaching job at a private secondary school, where he got paid 25 thousand naira in ojodu berger, lagos state. Having conceived a dream of owning a house before he got married, he justled four extra lecture jobs that fetched about 55 thousand naira extra monthly.

In 2009, after two years of hard saving, he bought two plots of land in ajah for 800k. While he had been unlucky to get an engineering job for over 4 years, he sold his two plots of land in ajah for 19 million naira in 2015, bought a 3-bedroom flat at Mainland Park for N17.5 million (at 2.5% discount), got married same year, used his house as collateral to get a bank soft loan.

And now has started an engineering consultancy firm with projects on arepo, abeokuta, lekki and abuja. Last week, he bought a new 4-bedroom flat, and rented out his erstwhile 3-bedroom. Interviewing him, he has this to say "Taking Consistent baby steps towards achieving a goal is the secret, it makes success predictable and achievements easy".

Ladi Olukola is a nice lad, a kind-hearted fellow and a joyful one; he is tall dark and handsome, a dream man for every lady and the cynosure of eyes while at the University. He became a banker at the age of 24 years and rose through the ranks within a period of 14 years to become a Manager at a first generation Bank. He was married and his kids attended one of the blue ivy schools with class in Gbagada Lagos, and always spends their summer across the atlantic in either Paris, Dublin and of course London. He was doing well by all standards. However, tragedy struck at his new generation office and He and a few colleagues were asked to resign. It was unpalatable, and with three kids to cater for struck a big blow.
Being a smart fellow, he has amassed about N2.4 Million as savings as at the day his appointment was terminated, and being a brilliant and well-rounded guy knows that getting a job should be easier. But his wife was a disciplined teacher, a pragmatic one and a financially disciplined woman.
Being in dilemma of paying the third term school fees of his kids (which amounted to N1.6 Million), and a house-rent (1,300,000) that was due in 2 months, Ladi became seriously apprehensive about the future. His first generation bank had off-set his severance package with various loans he has accrued. How will I pay my rent? How will my kids not be sent out of school he mused? After 6 weeks of idling at home, he noticed his phone was no longer ringing. Most Friends that he partied with have suddenly became evasive. What will the son of man do he mused? How will he face the LandLord in two weeks when he comes for his rent. Sweating profusely in his posh Air-conditioned duplex, he knew he had to develop a plan for survival…….

He had a ramshackle property he had roofed in Mowe, Lagos-Ibadan Exp. Way. How will I relocate my family to a bush like this expressway he thought. He hadn’t visited the site in four years. He couldn’t imagine coming to live there. He only bought the land, developed it to Lintel Stage and regularly ignored his wife when she harped them developing the site. What would he do now he opined. Having being idling at home for two weeks, he paid a visit to the site at Mowe, having not being there for about 5 years , it took him 2 hours to locate his property as several developments have sprang up. He had been looking for a ramshackle area, but behold is a modern city like environment with desirable facilities. Though some of the roads are being constructed, he could sense the bushy areas of long ago has being replaced by a conducive city in-the-making. His heart leaped for joy that at least it is not too dishonouring to live here he thought. Strolling to his property, he noticed that the ramshackle building of yesteryears now has now been fenced round-about, gated and wired round about. He observed the windows have been fixed, the ceiling boards, plastered and just not painted. Spurring for a fight, and a little scared about what had happened he banged the gate of his property. So many thoughts have filled his heart, have omo-oniles taken over my property? Have someone else sold the house? Being so sure of the location, he braced up for an altercation.
After banging the door for the third time, someone came to open the gate. Lo and behold, it was a family friend, a known lady architect. Angry and surprised, he challenged her that “what the heck are you doing on my property?” The lady smiled and ushered him in. lo and behold, there were many other labourers working on site. What is going on in his world he thought? What has happened to his ramshackle property? Has it been sold? About to lose his mind, the lady told him to calm down.
With a huge smile, the lady narrated how his wife has contracted her for the project and told her to keep it secret. Over the last five years, the woman has been saving hard and struggling to contribute to the development of the property. Being a gigantic structure (a 5-Bedroom duplex), she has struggled to cope with the demands but pressed through. Having done the piping, the electrical works, the ceiling, and other inner fittings, they were at the point of plastering the externals of the house. His heart skipped several times, but became so speechless. “How dare will my wife do this without telling me “he mused. Then he remembered the series of verbal fights that sprang up when she brought forth the issue of the property. He remembered how he told her that he will never live there and will get a mortgage to buy a duplex in Ikeja in the next five years. But all that was gone, he had become a lonely fellow now with a compulsory humble spirit. Within five minutes of being there, the wife showed up. Sighting him, she almost fainted, having known her fiery husband and knowing what he is capable of she knelt down, her face to the ground from afar off. Then she began to cry, wailing excessively and uncontrolled. Ladi had to step in to control the tears as they trickered down heavily. The wife began to narrate how her Three Years Leave Bonus as a civil servant was used for the ceiling and piping. How her cooperative society loaned her money for four years while she did the roofing. Sighting the pains she has gone through to do so much for family, his proud gaze vanished and showing his soft side, he carried his wife and straight home they went, discussed with the lady-architect and wrote her a cheque of N1.3 Million Naira to complete the externals of the house. The rest is now history.
Narrating His story after five years, Ladi now owns two housing estates in Mowe/Ofada environment, got a job and rose to being a Director in a multinational Organization in Ikeja Lagos but has this to say “OWNING A HOUSE WAS MY LIFE SAVER, AND RELOCATING TO MOWE WAS DIVINE; THE OPPORTUNITIES HAVE ALWAYS BEEN IN DEVELOPING AREAS WHILE WE ALL KEEP SPENDING OUR LIFE’S OUT IN THE CITY CENTRE”

Have you thought about not paying rents? What exactly have you paid in rents over the last five years? Having a land is good but building a house is better. But more excellent is buying a house (even if smaller than where you live), living there for a while and building another house later to your taste, with relative comfort. With as low as N3 Million, you can get a well-furnished miniflat at Mowe very close to the redemption camp, Lagos-Ibadan express way. A miniflat you mean? What is that? How about a 2-bedroom for N4.2 Million? Is that really expensive?
But get a calculator, and input your present house rent multiplied by 5. If it is more than N3 Million, then you can afford a 2-bedroom flat (N4.2 Million), if it is lower than N3 Million but higher than N2 Million, then you can afford a miniflat (N3 Million). The name of the game is discipline. With payment plan available for over 12 months and can be extended for 18 months, the fact is that most people can do this without even knowing.
A one-time payment of N1.5 Million Naira leaves you to paying about N120k every month for the Miniflat, while a one-time rents; in four years you’ll be about N2.5 Million richer (moneys you would have paid as rent if your rent is N500k – assuming landlord increases your rent only twice within the period.) A sacrifice of one-year can erase a four year tumult (that is assuming you complete the building your house in four years), and a lasting legacy for you and your young ones.
