To get value for your investment... Meaning, getting people to readily pay for your house and avoid waiting for six months after the exit of an old tenant before getting a new one. It is important that your house is built properly and basic features put in place to ensure comfort of the occupants.

1. Size:
From our experience, many would-be tenants complain mostly about sizes of Parlour, Kitchen and Rooms. For. example, The Parlour Size of a two bedroom apartment cannot be 12' by 12' without a dining attached to it.

There should be no reason anyone should build a room of less than 12' by 12' ( whether it's a self-contain, 1 bedroom flat or 3 bedroom flat) except it's a children's room (10' by 12'). On the average, people mostly walk away from houses that seem like, after dropping their beds or mattresses, there is no more space within the room.

The kitchen sizes in some residential properties are worrisome. Before you build, think on these... The average person would require a kitchen space where he/she can keep a Fridge, Gas Cooker, work-space to prepare meals etc. When a 2bedroom flat has a kitchen space of less than 8' by 9' it becomes a problem. Even the shape of your kitchen can keep your house longer than necessary.

2. Toilets/Conveniences
What makes most houses much sought after is the number and positioning of toilets within the house. For example, An average two bedroom flat should come with at least two toilets (one, Master's bedroom toilet, the other, centralized enough to serve visitors and the second room) or better still, each room can be assigned toilets and a third one designed somewhere close to the sitting room/veranda... This would give your property an hedge over others.

If you must build a one bedroom apartment with one toilet, please endeavor to position the toilet in a way that can serve both the occupant and a visitor (without the visitor needing to enter the occupants room before using the toilet), many house-owners make this simple mistake and we find it difficult to market such properties. Better still, a standard one bedroom flat should have two toilets. (Many People are willing to pay higher, if they find this).

3. Wardrobes
Your house automatically loses value, if a would-be tenant walks into your property, for inspection, only to find that your rooms have no in-built wardrobes with wardrobe doors or the externally crafted wooden wardrobes.

If you didn't create wardrobe spaces with slabs, good enough, we now have the MDF/HDF processed woods that give beauty to furniture... This is one material a House-Owner can use to create wardrobes or wardrobe doors and increase the value of your property.
