How do you turn awkward exterior areas into awesome spaces?

Do you have spaces around your property you just donā€™t know what to do with them? With a bit of design inspiration and planning, you can revive these disused places.

Just as you would when planning the makeover of an interior space, clear out any rubbish or items stored in your awkward outdoor area so you have a blank canvas to work with. Since itā€™s outside this might include weeding, removing dead plants or mowing lawns. Once you have a clear area you will get a much better idea of what you have to work with in terms of space and materials.

The next step is to ask yourself some questions about what you want the space to be.

If you do need to use your side space as a path, really emphasise that as its function. Plant hardy groundcover plants, add fairy lights through trees and shrubs and hang a bird feeder. You could also set your pavers or stepping stones in a meandering pattern rather than a straight line for a touch of extra whimsy.

If you donā€™t need to keep the side of your house clear as a pathway, you could turn it into a relaxing destination instead. Add some outdoor bean bags or comfortable furniture to relax in.

If you have a side space thatā€™s become a dumping ground for sports gear, gardening paraphernalia or just anything you donā€™t know what to with, then embrace that idea with some organisation. Add lockable gates at both ends for security and add organisational features like racks for bikes and boards, shelves on the boundary fence for garden tools and equipment.

Front door patios and entrance ways can be awkward to design because they are high-traffic areas that you want to be multi-functional as well as looking great. Vertical gardens on the walls near the entranceway will make them extremely appealing or you could simply layer lots of potted plants and planters, just be sure to keep walkways clear.

Beautiful and functional bathroom styles.

Bathrooms are often spaces that are often designed for functionality over beauty. They are one room of your home that is experienced very privately, but experienced by everyone.

How to style your kidā€™s bedroom for the future.

A childā€™s bedroom has to do a lot ā€“ encourage growth and imagination, inspire young minds, and be a safe haven for them.

So how can we ensure that in styling our kids room, we check off all of these criteria, and still have it look nice, presentable, and clean?

* Do it together *
Kidsā€™ bedrooms belong to a little person with individual interests and hopes and dreams. The key here is to strike a balance between what the child will want and what the parent wants. Your child can pick a theme or colours that they enjoy ā€“ this allows the child to personalise their space but when it comes to the individual details, you have final say.

* Create a space that will grow with your kid *
Childrensā€™ rooms and timelessness are not necessarily synonymous. However, it isnā€™t impossible to create a room that will grow with your child over the years. When it comes to furniture in your childā€™s room, think long term. Where you can experiment with personality and interests is primarily with soft furnishings and art. These things can be easily swapped out and altered over time to suit the person your child grows to be.

* Choose storage that actually works *
Effective storage solutions allow parents and kids alike to keep the space functioning. The best storage for a kidā€™s room is storage that is able to grow with the child. A room that a child can easily manage themselves will allow them to have ownership and pride in their space.

We've all heard about the rise and fall of the property market recently, but this graph gives us a good idea of the recent trend downwards.
For those who bought before the boom, values are up 27% on pre-pandemic levels, meaning there are still significant gains to be made for well-positioned homeowners who decide to sell in the current climate.

If you're thinking about holding off until the new year to sort your mortgage pre-approval - DON'T!

The best time to act is now. With retail interest rates increasing, so too are the rates at which Banks are stress testing mortgage repayments.

The higher these go, the less you can borrow. It's simple.

The sooner you also buy, the sooner you can lock in your interest rate before more hikes occur in the new year.

Don't wait around, get in touch today and we'll get you full speed ahead with our mortgage broker.

To renovate or relocate?

Renovating vs relocating. Itā€™s an extremely common quandary for homeowners. Do you stay put and renovate or do you move on, and find something new that will better to your needs in the coming years?

Points to ponder when choosing between renovating or relocating:
How much do I love my current location?
How long do I plan to live here if I decide to renovate?
How much will a renovation realistically cost?
Am I prepared to put up with the disruption of a renovation and do I have a timeline for how long the project will take?
How much did I pay for the home plus the renovation cost ā€“ and what would I get for this money in the current market?
Is it likely I will end up buying a less than perfect home which I would have to renovate anyway?

Making the move:
Ask yourself, what are the things you love about your current home and are you willing to give them up? You should consider factors beyond the physical home and be weary that your next home may move you away from these things.
If youā€™re attached to your community, location and schools, itā€™s going to make moving away very difficult. On the flip side, if you are willing to give those things up, it might be time to start researching new properties that better suit your needs.
Once youā€™ve done your research, you may find that you donā€™t like whatā€™s out there for the money, which could lead you to renovate rather than move. Or, thereā€™s also a chance that when you find a new home, itā€™s not quite perfect, and you may end up renovating anyway.

The cost of renovating:
For many, thereā€™s a strong argument for renovating ā€“ you get to stay in the community that youā€™ve been a part of for so long, you know the schools, and your route into work. Thereā€™s also a high chance your houseā€™s value has appreciated since you bought, so adding value shouldnā€™t be a problem.
That said, itā€™s crucial to be realistic about what the renovation will cost. There is the potential for unknowns to pop up, particularly with a large-scale extension or rebuild. Remedial work often needs to be done, you may need to re-pile for instance, so itā€™s important to factor these costs into your budget. Itā€™s a good idea to include at least at 15% contingency to your budget.

We're here to help you when making these decisions, so if you'd like some no obligation advice then get in touch today for a confidential chat.

First home buyers proving their resilience!

With property prices falling in much of New Zealand, conditions have arguably turned in favour of first home buyers.

That might be why CoreLogic analysis has found that first home buyer market share has been increasing.

First home buyers made 23% of purchases over the first half of the year and 24% in the third quarter, compared to the long-term average of 22%.

Meanwhile, the median purchase price that first home buyers needed to pay to enter the market fell from $759,000 in the first quarter to $750,000 in the second and $720,000 in the third.

First home buyers are benefiting from lower prices.

CoreLogic chief property economist Kelvin Davidson said that, relative to other buyer groups, there was a flicker of confidence re-emerging among first home buyers.

ā€œWe suspect some of these recent buyers had previously held back as prices fell, but have now started to see value again ā€“ maybe even some genuine ā€˜bargains' ā€“ and are prepared to make a purchase even if house prices haven't fully found the floor just yet,ā€ he said.

Mr Davidson said first home buyers had benefited from improving housing affordability as prices have fallen, and that their growing market share reflected ā€œtheir resilience and determination to get into the marketā€.

If you're looking for your first home, then get in touch today for a chat about how we can help you take your first steps on the property ladder.

Historically house prices have followed a measurable price trend trajectory, until recently.
If you follow the line you'll see where we were sitting when Covid hit in 2020. Ignore the sudden jump up and imagine the same trajectory to come to a level where we should be sitting now.
House prices still have some way to fall if we are to go by historical data, say some experts. They are also predicting that it'll take 5-7 years to get back to the market highs of last year.
If you're thinking of selling, don't delay, make the decision today as we don't know exactly where we'll be sitting come 2023. We can predict further falls especially with more interest rate rises, but how much is anybody's guess.

A Drury developer and KiwiRail are in a court battle over where to place a new train station in Drury.

Developer Made Group, led by CEO Charles Ma, has been fighting KiwiRail for almost a year ā€“ wanting to build a new train station in Drury by the town centre of its growing development, Auranga. The two sites are about 450m apart, but are on different sides of the busy Jesmond Rd, raising accessibility and sustainability questions for Auranga residents.

What are your thoughts? Where do you think one of our new train stations should be located?
