How do you turn awkward exterior areas into awesome spaces?
Do you have spaces around your property you just donāt know what to do with them? With a bit of design inspiration and planning, you can revive these disused places.

To renovate or relocate?
Renovating vs relocating. Itās an extremely common quandary for homeowners. Do you stay put and renovate or do you move on, and find something new that will better to your needs in the coming years?
Points to ponder when choosing between renovating or relocating:
How much do I love my current location?
How long do I plan to live here if I decide to renovate?
How much will a renovation realistically cost?
Am I prepared to put up with the disruption of a renovation and do I have a timeline for how long the project will take?
How much did I pay for the home plus the renovation cost ā and what would I get for this money in the current market?
Is it likely I will end up buying a less than perfect home which I would have to renovate anyway?
Making the move:
Ask yourself, what are the things you love about your current home and are you willing to give them up? You should consider factors beyond the physical home and be weary that your next home may move you away from these things.
If youāre attached to your community, location and schools, itās going to make moving away very difficult. On the flip side, if you are willing to give those things up, it might be time to start researching new properties that better suit your needs.
Once youāve done your research, you may find that you donāt like whatās out there for the money, which could lead you to renovate rather than move. Or, thereās also a chance that when you find a new home, itās not quite perfect, and you may end up renovating anyway.
The cost of renovating:
For many, thereās a strong argument for renovating ā you get to stay in the community that youāve been a part of for so long, you know the schools, and your route into work. Thereās also a high chance your houseās value has appreciated since you bought, so adding value shouldnāt be a problem.
That said, itās crucial to be realistic about what the renovation will cost. There is the potential for unknowns to pop up, particularly with a large-scale extension or rebuild. Remedial work often needs to be done, you may need to re-pile for instance, so itās important to factor these costs into your budget. Itās a good idea to include at least at 15% contingency to your budget.

First home buyers proving their resilience!
With property prices falling in much of New Zealand, conditions have arguably turned in favour of first home buyers.
That might be why CoreLogic analysis has found that first home buyer market share has been increasing.
First home buyers made 23% of purchases over the first half of the year and 24% in the third quarter, compared to the long-term average of 22%.
Meanwhile, the median purchase price that first home buyers needed to pay to enter the market fell from $759,000 in the first quarter to $750,000 in the second and $720,000 in the third.
First home buyers are benefiting from lower prices.
CoreLogic chief property economist Kelvin Davidson said that, relative to other buyer groups, there was a flicker of confidence re-emerging among first home buyers.
āWe suspect some of these recent buyers had previously held back as prices fell, but have now started to see value again ā maybe even some genuine ābargains' ā and are prepared to make a purchase even if house prices haven't fully found the floor just yet,ā he said.
Mr Davidson said first home buyers had benefited from improving housing affordability as prices have fallen, and that their growing market share reflected ātheir resilience and determination to get into the marketā.

Historically house prices have followed a measurable price trend trajectory, until recently.
If you follow the line you'll see where we were sitting when Covid hit in 2020. Ignore the sudden jump up and imagine the same trajectory to come to a level where we should be sitting now.
House prices still have some way to fall if we are to go by historical data, say some experts. They are also predicting that it'll take 5-7 years to get back to the market highs of last year.
If you're thinking of selling, don't delay, make the decision today as we don't know exactly where we'll be sitting come 2023. We can predict further falls especially with more interest rate rises, but how much is anybody's guess.

A Drury developer and KiwiRail are in a court battle over where to place a new train station in Drury.
Developer Made Group, led by CEO Charles Ma, has been fighting KiwiRail for almost a year ā wanting to build a new train station in Drury by the town centre of its growing development, Auranga. The two sites are about 450m apart, but are on different sides of the busy Jesmond Rd, raising accessibility and sustainability questions for Auranga residents.
