It’s that time of year again 👀

If you’re a part of a KiwiSaver scheme, for every dollar you put into your KiwiSaver account, the Government will put in 50 cents – up to a maximum of $521.43 a year.

To get that full amount, you need to contribute at least $1,042.86 by June 30th every year, but given the upcoming long weekend, most KiwiSaver providers are encouraging you to pay by tomorrow, Friday 24th June to make sure the payment clears in time. 💸

If you’re a full-time employee and your contributions come out of your PAYE automatically, don’t worry – you should be sorted (log in and check!).

However, if you’ve opted out, are a contractor or haven’t made enough automatic contributions to reach the threshold, log in or call your KiwiSaver provider to make the most of the Government contribution.

If you aren't sure who your provider is, you can contact IRD to find out.

If you’re planning on using your KiwiSaver to buy your first home, this can be a quick way to up the value of your nest egg. 📈

Some exciting news to share 🎉

I'm proud to say I've been named a winner of the 2022 Rising Star Award by NZ Adviser!

There was a pretty ambitious list of criteria (having written $5m in loans and working as an accredited broker for no more than two years - to name a few), but when I joined the industry, I set myself a goal and to achieve it feels better than I could have imagined.

A genuine thank you to all my amazing clients, lenders, and of course the team at The Mortgage Supply Company. I'm lucky enough to be a part of a team that lives and breathes smashing goals like this one.

Great way to end the week with this settlement! Harry and Cayzia began the process in Nov 2019 and after many build delays they finally got there.
Through understanding their goals and future plans we have a great loan structure which enables them to tick those off with ease.
2% cashback from the Bank doesn’t hurt either (🤫 not many know how that’s possible but we do 😉)
And best of all, a home to call their own!

Government changes responsible lending rules to tackle CCCFA problems 11/03/2022

Can it be true? Has common sense become common again?

Changes to the Responsible Lending Code to tackle CCCFA impact on housing/finance.

A big sigh of relief to see amendments to address the ridiculous barriers the CCCFA has brought to the lending environment. House prices never soared in 2020/21 due to easily accessed credit/funding. The application of "Responsible Lending Code brought in around 7 years ago was already doing a great job of keeping borrowers and lenders safe.

Hopefully the banks can apply these amendments well and we can continue to get good clients good results, just with a little less headaches going forward.

I do expect the interpretation by lenders of the CCCFA to still be a roadblock but this is a massive step in the right direction.

Not long till a well-earned beer! Will be that much sweeter after reading this.

There’s a glimmer of hope for first home buyers on the horizon ✨

It’s been really tough in the last few months for ‘less than 20%’ deposit home loan borrowers, with the recent tightening of the belt across the board when it comes to lending criteria.

The good news is, we’ve now seen some of the banks re-enter the market with approvals for over 80% loan-to-value ratio (LVR) lending. (More details here: https://bit.ly/3vdW2u0)

This, in tow with the national housing price decline, will fingers-crossed give our first home buyers some much-needed breathing room. 🤞

It’s so important that our first home buyers have the opportunity to enter the market, and we’ll hopefully see a few more positive changes to come. That said, finding a 20% deposit is always going to be a big ask. If you’re struggling to pull together a deposit, there are ways to make it happen.

The Official Cash Rate has increased to 1% from 0.75% - and is forecasting that the OCR will need to go a lot higher yet during the next three years. But what does that mean for your mortgage? 🤓

We’ve already seen banks putting up floating rates off the back of this, including revolving credit rates in some cases. (More details here: https://bit.ly/3hdW3WA)

In short — it’s fairly likely that interest rates will continue to increase if the OCR forecasting plays out, and many banks will follow suit.

So what can you do?

It’s a good time to get the microscope out and take a closer look at your current fixed and floating loans. 🔍Review your situation post the OCR change, take stock of what fixed and floating rates are on offer and consider your options.

Homeownership and property has always been in my orbit.

It wasn’t until I sought help from a previous manager, took a closer look at how I was spending and really broke down the numbers that I realised I wasn’t going to reach the goal.

If I wanted to buy a property, I needed to run a tight ship, create a budget and stick to it.

Six years ago, I went into excel, used a free template and made that budget.

From that day, I never dipped into my home savings again and learnt the discipline - that was the key for me.

Fast-forward 5 years and I was able to purchase my first home.

You don’t know what you don’t know, and for a lot of first home buyers, the dream starts with an actionable step of making a brutally honest spreadsheet.
