Common Question: How much will my new build cost?

Our experienced Property Development Consultants can provide you with a comprehensive build cost estimate once they have an understanding of your section and the type of dwellings you’re after.

Our build price includes the house itself complete including carpet but excludes site works and consents. Plans and all aspects of the construction of your new home from the foundations through to floor coverings are included. Site works such as excavation, drainage and services, driveway, fencing, landscaping are not included in our base advertised price, as these costs will vary from site to site. Once we have reviewed your site and prepared the plans we will have a better understanding of the likely additional costs that may be involved.

We're happy to share the successful completion and handover of John's development project in New Lynn.

With deep roots in the community, the family has owned the property for over 30 years. From its humble beginnings as a cosy 2-bedroom bungalow, it now features five distinct homes.

Our client, Knut Erbs had a section in Point Chevalier with an old bungalow on it. He came to Ashcroft looking for advice on whether the section could be subdivided for a new house to be built on the back. Indeed it was, and Knut gave Ashcroft a glowing Google review recently. Read through for an excerpt of his comments and photos of his development below.

"I knew virtually nothing about subdividing and dealing with councils and building a new house. In addition I only had limited funds and therefore needed some fairly good estimates for the whole project before I could even commit to anything. Looking at the various house builders, Ashcroft were the only ones able to show me what could be done and at what sort of cost and provided me with a free scaled drawing / plan of what the finished subdivided section with the new house would look like. All at no cost to me! And the new house was offered at a fixed price! So I signed the dotted line and am pleased to say that we now have a subdivided section with a new house at the back and all the necessary council approvals. And at a cost virtually in line with the initial estimate!

The project went a lot smoother than I imagined as Ashcroft took care of everything, right from the start to the finish. The allotted Project Manager kept us informed of what was going on via regular updates and was easily contactable if we had any questions. Thanks to everybody at Ashcroft but especially Cameron Walker who guided me through the initial phases when I needed advice and a boost in confidence. All in all a very satisfying exercise and I would have no hesitation in recommending Ashcroft to anybody wanting to build or subdivide!"

Explore the build journey behind one of our current developments in the charming locale of St Johns. Working closely with our client, our goal was to unlock this site's potential for urban living at the city fringe. A combination of two plans was selected for the site, with our three-storey Daventry plan emerging as being an ideal fit for part of the project. The Daventry is designed to maximise space whilst not compromising on features, including a single garage with internal access. The end result will be a modern build that embraces the scenic vistas that St Johns has to offer.

From last year when construction commenced to now nearing the final stages of completion, our dedicated team has overseen every aspect of this project. The result is a testament to our commitment to quality and craftsmanship.
The Daventry plan boasts four bedrooms, three bathrooms, a guest washroom, and a spacious living area that extends to a partially covered deck—an inviting space for year-round entertainment. We are looking forward to handing over this project in the near future!

Frequently Asked Question: What is the minimum section size I need in order to be able to build and subdivide?The simple answer, is there is no minimum. The Unitary Plan has been written in a manner where, provided you can fit a dwelling and associated outdoor living, outlook, parking and access, you can then subdivide around that property. It’s not uncommon for lots to be less than 100m2 for townhouse developments.
