Changes to mortgage rules 1 July 2024 - Debt to Income (DTI) Restrictions explained.
DTI We are setting new debt-to-income (DTI) rules for banks on home lending. Banks will need to follow the rules from 1 July 2024, for home lending they make from that date onwards.

The First Home Grant is gone, what will that mean for buyers? Up to 40% of first home buyers were using the now-scrapped grant programme, getting up to $10,000 for a house.

The Unit Titles (Strengthening Body Corporate Governance and Other Matters) Amendment Act 2022 (the Amendment Act) became law on 9 May 2022.
The purpose of the Amendment Act is to provide greater protections for people who buy or own unit title properties.
The Amendment Act will:
1. Require a wider range of information to be provided to prospective buyers and provide additional rights to buyers if these requirements are not met
2. Strengthen governance arrangements in relation to a body corporate
3. Raise standards for body corporate managers
ensure adequate planning of long-term maintenance projects
4. Introduce new dispute resolution rules and fees
5. Allow for greater flexibility in relation to utility interests and charges to unit owners
6.. Give new powers to the regulator.
The Amendment Act makes changes and additions to the Unit Titles Regulations 2011 (the Regulations). Further regulations will need to be developed by Te Tūāpapa Kura Kāinga – the Ministry of Housing and Urban Development (HUD) – to support some of the changes in the Act.

Thanks to St John’s for visiting our offices to train our staff on the basics of CPR and how to use an AED.
Did you know that applying CPR and rapid defibrillation can increase a patients chance of survival by up to 40%. But for every minute without CPR or defibrillation, a patients chance of survival falls by 10-15%.
We hope our staff never have to use the skills they were taught today, but we are so glad they had the chance to learn these skills, just in case.

If you are a first home buyer, now is your chance!
An increase in first home buyers shows a fall in market prices, with real Estate Agents reporting that they are seeing more first home buyers attending open homes than previous months. The Reserve Bank has recently predicted that house prices could fall up to 20% from their peak, which for any first home buyer who may be been discouraged by the sky rocketing house prices in previous months, this is certainly good news. Reports from Real Estate Agents are showing an increase in the demand for property appraisals, which indicates that sellers have more realistic expectations on pricing. The recent removal of the house price cap for the Kainga Ora First Home Loan means you could purchase your first home with only a 5% deposit! As we come out of winter and sellers start to place their properties on the market with realistic expectations, what better time than now to secure your first home before the housing market creeps up again.
