If you’re preparing your home for sale, outdoor seating can be a quick and cost-effective way to enhance your exterior. Help set the scene and add context with couches on the deck, a bench seat by the door or a table and chairs in the courtyard.

A Project Information Memorandum (PIM), is issued by your local council to provide any information regarding proposed building work on a property. It'll include existing sewage and storm water pipes, heritage status of existing buildings, and any special features of the land.

If you’re desperate to get on the property ladder but are struggling to save your deposit, take a moment to explore your KiwiSaver options. If you’ve been in a KiwiSaver scheme for more than 3 years, and you meet the relevant criteria, you may be able to withdraw the bulk of your savings to use as a first home deposit. Consider upping your contributions, and talk to your provider about what scheme you should be on – swapping to a more aggressive growth fund could make a big difference (but beware, quicker growth invariably comes with greater risk).

To work out how much paint to buy, you need to know; the surface area to be painted, the paint's approximate spread rate, and how many coats you'll need to do. Work out total surface area, divide it by the spread rate, and then multiply your answer by the number of coats. If you're not keen on manual calculations, just Google 'paint calculator' and you'll find a myriad of free tools available that work it out for you.

Don’t wait until the week before you shift to start hunting for boxes to pack your stuff in. As soon as you list your home, head to the shops and grab some cartons and packing tape. Alternatively, pop down to the supermarket and see if they’ve got any old cartons floating around that they’re happy to give you. If you’ve got your boxes ready from the get-go, you can start chipping away as you tidy and declutter your home ahead of viewings.

Before your home goes under the hammer at auction, you’ll need to set the ‘Reserve Price’. This is essentially the minimum amount you’re prepared to accept for your property – once the reserve is met, the winner of the auction will be the new owner of your home. When the reserve is met the auctioneer will notify the room that the property is officially on the market – this can often be the catalyst for revitalised bidding. So, as tempting as it is to set the reserve as high as possible, remember that a lower reserve can help build momentum, whereas an overly ambitious one can cause the entire auction to stall. Your agent will work with you to set a figure that will encourage action from bidders but will still deliver a great outcome for you.

Inside, paint colours will appear more intense when applied to a large area, so opt for a slightly lighter shade if you’re worried the end result could be overpowering. Outside, the opposite applies. Here, the sun is likely to make your colours appear lighter, so you’ll need to pick a darker shade to achieve the look you’re after.

When you receive an offer on your property, there are essentially three ways you can respond.

- Accept it – if you’re happy with everything in the offer (including the price and the conditions), and you’ve sought legal advice, you can accept the offer by signing the Sale and Purchase agreement.

2. Reject it – You don’t need to give a reason for rejecting an offer. Having said that, providing feedback is certainly the best way to proceed if you want the buyer to respond with another offer.

3. Negotiate – If you want to counter the offer, your agent will make your changes to the Sale and Purchase agreement and present it back to the buyer.
