🏡May 2024 Market Insights🏡

May was encouraging, the third highest volume since March 2022 with sales up 32.1% on April and 8.5% on last May. The median price again dipped $4,000, the distribution of sales shifting to
proportionately more first home buyers, taking advantage of excellent buying conditions (more listings to choose from, less buyer competition, stable interest rates and prices). Listings decreased (4.3%) for the first time since December. Average days to sell increased, with more properties bought subject to another selling. Increasing sales are typically followed by increasing prices. Buyers waiting for lower interest rates could see prices increase beyond the rates savings. Now is the time to buy, before more momentum builds. Interest rates having peaked, new government policy and new migrants requiring approximately 50,000 homes this year, is all adding to buyer confidence. Enquiry is increasing, as are auction successes and the number of multi-offer sales. While this is all very encouraging, sellers are reminded that buyers remain very price sensitive with several suitable properties to choose from. Excellent marketing profile that stands out from the crowd is highly
recommended, as is a sales method that promotes urgency and competition, such as auction.

📈April Market Insights 📈
April is typically quieter than March with Easter, school holidays and ANZAC weekend taking locals away from the city. Sales were down 21.7% on March, up 17.0% on last April. The median price
dropped $20,000, reflecting a shift in the distribution of sales with proportionately more first home buyers taking advantage of excellent buying conditions. Listings again increased, up 3.5% on March and 20.2% on April 2023. More listings opens the door to more sales, early indications suggesting May could produce the highest volume since late 2021. An increase in sales volumes is typically followed by an increase in sales prices. Buyers waiting for lower interest rates could see prices increase beyond

🏡March sales were ahead of February (up 20.4%). The median price lifted for the third consecutive month, now $10,000 higher (1.3%) than this time last year.

🏡Listings again increased, up 4.1% on February and 13.0% on March 2023. This will both entice new buyers into the market and give current buyers more choice, often resulting in longer selling periods, however the average days to sell remained the same as last month and is down on last March.

🏡More listings opens the door to more sales. An increase in sales volumes is typically followed by an increase in sales prices. Buyers waiting for lower interest rates could see prices increase beyond the rates savings. Now is the time to buy, before momentum inevitably builds.

These quick and easy maintenance tasks can be done to keep your home in good condition without taking up too much time. They contribute to the overall well-being and efficiency of your living space. 🏡🔨

1. Clean Air Vents: Dust and debris can accumulate on air vents. Use a vacuum or a damp cloth to quickly clean them, ensuring better air quality.

2. Unclog Drains: Pour a mixture of baking soda and vinegar down your drains, followed by hot water, to help prevent clogs.

3. Check and Change Light Bulbs: Regularly inspect and replace burnt-out light bulbs to maintain a well-lit and energy-efficient home.

4. Clean Refrigerator Coils: Vacuum the coils behind your refrigerator to improve its efficiency. This can be done quickly and helps save energy.

5. Test and Replace Batteries: Test smoke detectors and replace batteries as needed. It's a quick task that contributes to home safety.

6. Lubricate Squeaky Hinges: Apply a small amount of lubricant (such as WD-40) to squeaky door hinges for a quick fix.
