1. Pay attention to detail on your application

2. Show your enthusiasm and get in your application quickly

Being extra helpful could be your point of difference.
3. Be specific and proactive
When asked about the term of the lease, be specific so that the landlord has all the relevant details when making a decision.Go the extra mile by including additional information such as a covering letter sharing a little about yourself and why you love the property. Including a photo of yourself and your family may also be a nice touch This provides further insight as to your personality and about you as a tenant. Also get your paperwork and supporting documents sorted ahead of starting your rental search so you can get ahead of the line with your application.
4. References can open the door
Reference letters from previous landlords are a great way to make the case that you are the best applicant for a rental. If you haven’t rented before, getting a reference from someone of good standing such as your employer, a real estate agent or a community leader.
5. If you've got pets, go overboard with details

1. Be honest
Be honest and upfront. Landlords appreciate tenants being straight up and may be open to the idea of a pet.
2. There's no such thing as too much information
Include as much information as possible in your application. What breed are they? How old? Do they have long or short hair? Do they stay home alone during the day? Where will they sleep? Do they bark?
3. Include references
Provide pet references if you can. These go a long way. You could get these from a previous property manager or landlord, your vet, doggy day care or trainer.
4. Offer to pay the full bond
Tenancy agreements can include a pet clause, outlining what will happen in the event of any damage. Landlords can also request the full four weeks bond.
5. If you don't ask, you don't get...

What is required to meet the healthy home standards?
The healthy homes standards introduce specific and minimum standards for heating, insulation, ventilation, moisture and drainage, and draught stopping in rental properties and became law on 1 July 2019.
All private rentals must comply within 90 days of any new or renewed tenancy after 1 July 2021, with all private rentals complying by 1 July 2024.
Landlords are responsible for maintaining and improving the quality of their rental properties. These standards will help ensure landlords have healthier, safer properties and lower maintenance costs for their investments.
The standards will also make it easier for tenants to keep their homes warm and dry.
Unless there are exemptions that apply, all rental homes will be required to have:
* A fixed heating device that can heat the main living area to 18 degrees Celsius. No less than 1.5kw or greater than 2.4Kw.
* Ceiling and underfloor insulation that either meets the 2008 Building Code insulation standard, or (for existing ceiling insulation) has a minimum thickness of 120 millimetres.
* Mechanical extraction fans or rangehoods (externally vented) in kitchens and bathrooms. In addition, all habitable rooms will require windows that open. We will need to know the fan diameter or exhaust capacity.
* A ground moisture barrier installed to stop moisture rising into the home, where there is an enclosed subfloor space.
* Adequate drainage and guttering to prevent water entering the home.
* No unnecessary gaps or holes in walls, ceilings, windows, floors, and doors that cause noticeable draughts. All unused chimneys and fireplaces must be blocked. If a tenant wishes to use a fireplace, we will need to have a written request not to board this up.
