A longer version of my site inspection in one of our newly-delivered Condo renovation projects in Baguio...

A TOTAL CONDO-RENOVATION IN LESS THAN 3 MONTHS. THIS IS ONE OF THE OLDEST CONDOMINIUMS IN BAGUIO.🏚🏢

This is the first project na never ko navisit from start and during the construction/renovation process kahit ang lapit lang nito sa office namin. If you have been following us for sometime now, you know na hindi ko pinapalagpas ang pagvivisit sa mga projects namin from time to time to check the quality and ex*****on and also para kumustahin ang aming mga warriors (translation: "kumustahin" = magbigay ng pang snacks at pang b-cull🤣).

Pero sa project na ito first time na nagvisit ako on our last day na👇. I was just updated from time to time thru pictures and videos. The reason, maybe, because ang laki na ng tiwala ko na "our people know the drill" already. That after paulit-ulit na reminders and instructions from me kung anong klaseng quality ng service and workmanship ang ina-achieve namin eh this time magagawa na nila on their own and of course with the supervision of our Engr. Christine and guidance of Ar. JPTolingan na palaging nagvivisit sa site dahil ayaw nya mapahiya sa aming VIP client na proud na proud sa kanya at nagrefer sa amin ng client na ito na equally VIP din. Because of those kinds of referrals, we really never spend on big advertisements since we started in this business kasi mismong mga clients na namin ang aming mga marketers and advertisers through word of mouth.🤩

That being said, imagine how amazed I am pagdating ko na malinis, maaliwalas at modern-looking na itong super old condo na ito sa Baguio. Plus nadatnan ko pang pa dance dance nalang ang aming mga warriors,😂 I could feel their sense of fulfillment dahil, even without me and my big mouth eh they did it with flying colors. Super proud sila dahil hindi biro ang pag aakyat-baba ng materials sa penthouse na ito dahil walang service elevator at makikitid ang hallway and stairs at sa wakas natapos din.

We did site visits before the long vacation of our workers, from October 29 to November 5, as we want to make sure that everything is in order and clean sa lahat ng sites, kahit na may maiiwan naman na magbabantay.

Back story lang...
When we were starting our construction business, we noticed that almost all our construction material suppliers are old Baguio Filipino-Chinese businessmen. Yung mga OWNERS mismo ang makikita mo sa cashier counters, sa bodega, at sa check out ng mga materials sila pa nagbibilang. The "Filipino business persons in us" thought "Bakit kaya hindi nalang magpahinga itong owner eh ang tanda na nya andami naman nyang workers to manage the business for him at tsaka obvious naman na ang laki na ng business nya?".

After awhile, nagkaroon kami ng clients na mga Filipino-Chinese businessmen, and di ko pinalampas yung chance na maitanong sa kanila yan, out of curiosity. And oh boy, the answer left me speechless and made me reflect on our business BIG TIME! Buti nalang it was early on that we learned about the answers..

Ang sagot nila...

● If you want to start a business, make sure that you have KNOWLEDGE about it. Alam mo dapat lahat how it works, dapat kabisado mo na hindi nakaasa sa mga tauhan mo because they come and go. They are only there to help you NOT to run the business for you and ikaw relax-relax na lang.

● Gusto mo dapat ang business mo (PASSION) para hindi mahirap gumising sa umaga and work extremely hard make sure na magtatagal at kumikita ito.

● HANDS ON ka dapat, nakatutok ka sa lahat ng aspects ng business mo, DAHIL WALANG IBANG MAGMAMALASAKIT SA BUSINESS MO KUNDI IKAW LANG NA BUSINESS OWNER. Kahit gaano pa kalaki ng ipapasahod mo sa mga tauhan mo, the fact of life is, they come and go and they can only help you up to some extent. If a higher offer comes up, they leave because it's human nature to continue to improve. Who will be left with your business? YOU.

I took all the advices in and looked around me, and true enough, halos lahat ng mga nauna sa aming construction companies here in Baguio, dalawa lang ang nakita kong reasons ng downfall nila...
1. From micromanagement to macromanagement dahil tanggap ng tanggap ng projects kahit hindi na kaya ng manpower at revolving capital at nawalan ng balance ang liquidity at assets.
■Ang resulta, dahil hindi ka na hands on, POOR QUALITY OF WORK dahil inaasa nalang sa mga tauhan ang mga projects or kulang kulang na ang workers. This will result to less clients and eventually wala na maniniwala sa gawa mo. Your output is your best marketing tool.

2. Dahil hindi hands on, nanakawan ng mga tools and materials, naloloko ng mga tauhan, nauuto ng mga kliyente (some😅), lalo na yung mga Contractors na wala masyadong alam sa batas at mga hindi marunong mag assert ng rights nila."Small leaks can sink a boat." ika nga..

Because of this, JPTOLINGAN made sure to only accept maximum of 10 clients a year, so we can still be sure na we can deliver quality houses. We can not be hands on beyond 10 projects in a year, as of now, given the logistics and manpower. Anyway, we don't aspire to be MV naman😅! Gusto pa rin namin mag retire na walang mga galit na house owners sa amin, wala kaming tinatakbuhang contrata, at disente naman ang gawang bahay.🤩

At dahil ayoko rin mangyari ang number 2, hence the "yawyaw" este "instructions" in the videos below🤭 And nang-aaway din ako paminsan minsan ng mga kliyenteng ewan..charot!😅😂 Buti nalang 98% of our clients so far are kind, humble and professional kausap. We are blessed in that aspect, and most of them are referrals from our previous clients. Magaling kaya kami sa extramile and after-service noh basta mabait lang at marunong makiusap, charot again!🙄😂😅✌️

We can work around a budget for as long as magtutugma ang specifications na gusto mo sa budget na ilalatag mo. We also say NO if malayo at imposible ang budget sa bahay na gusto mong ipagawa. Kumbaga gagawin natin ang bahay ng naaayon sa budget. Dun lang tayo sa totoo at tama. We don't promise the moon and the stars. Ipinapakita namin sa gawa.

Ang pagpapagawa ng bahay pinag uusapan, inuupuan, at pinag iisipan ng makailang beses kaya we don't close deals the "budol style". Binibigyan namin ng TIME ang mga clients namin mag isip, we do pre-assessment of their financial capacity, tinutulungan namin sila magloan sa banks kung qualified sila. Mauuna lahat yan bago ang closing of deal sa amin. Para naman walang napapasubo dahil hindi lang po sampung piso ang involve sa pagpapagawa ng bahay. Kailangan mapag usapan at klaro ang mga bagay bagay bago magdesisyon na magpagawa ng bahay. Pero tandaan, pag gusto mo may paraan. At tutulong kami sa paghahanap ng paraan upang DREAM HOUSE mo maisakatuparan. (kailangan talaga rhyme?)😃🤩
