If kumuha ka ng house sa subdivision through PAG-IBIG, take note of these tips:
🌺 Always pay your monthly amortization and monitor it online via virtual pag-ibig website. They don't send monthly bills so pay your monthly amortization diligently para di lumobo utang mo.
🌺 Yung binabayaran mo na monthly amortization, naku ang liit lang ng napupunta nyan sa principal. I asked the staff sa pagibig and they told me about the breakdown of my P9,555.34 Monthly Amortization:
P7,166.67 interest
P235.80 Fire
P360 insurance
P1,792.87 Principal
= P9,555.34 total monthly Amortization
🌺 This is how you compute your monthly interest. Bigay ko na example yung amin.
1.6M = principal (total amount ng utang namin)
5.375% = annual interest
divided by 12 months
1.6M x 5.375% ÷ 12 = P7,166.67
🌺 That's why, it is highly recommended to pay in advance sa principal mismo if you have extra money para lumiit din ang interest na binabayaran mo. For example, after 5 years, 1M na lang principal mo so 1M x 5.375% ÷ 12 = P4,479.17
🌺 Di bababa ang monthly amortization mo BUT because smaller na ang interest, BIGGER na ang kaltas sa principal mo.
🌺 If you have extra money and you want to pay in advance, go directly to pag-ibig office and sabihin EXCESS TO PRINCIPAL yung payment mo.
---For example, magbabayad ka ng 50k and
10k ang monthly amortization,
the excess which is 40k will be deducted directly sa principal amount mo. So nakabayad ka na ng monthly Amortization, nabawasan pa principal mo.
🌺 Iwasan mag advance payment sa monthly amortization sa bayad centers. Mababa lang nababawas nyan sa principal mo. Bayad ka na lang sa principal.
---For example, if nag bayad ka sa payment centers ng 50k for your monthly amortization, meaning you don't need to pay for 5 months kasi nag advance ka na sa monthly amortization mo. Pero ang liit lang ng kaltas nyan sa principal mo.
🌺 You can pay the principal ONLY IN PAG-IBIG OFFICE not in bayad centers.
🌺 For example, nakabayad ka na ng monthly mo sa bayad center last April 1 tapos may extra money ka pala before your due date and you want to pay in advance, pwede pa yan. Punta ka ng pagibig office and say you'll pay DIRECT TO PRINCIPAL. Para whole amount na mabayad sa principal.
That's based on my experience and based sa sabi ng staff sa pagibig. If you have other tips, please share it. I hope this can help you guys. We need to be financially literate para di tayo mabaon sa utang. God bless mga kapitbahay. 😁

We got our property last 2018, but it was only last year that I got aware of this when I attended a tax planning workshop. Regardless, whether it's still mortgaged or not, it is now our responsibility as owners to settle the amilyar or RPT on time.
The things I learned so far:
1. How much do we need to pay?
For Metro Manila, RPT rate is at 2% while provinces should not exceed 1% of the assessed value.
2. Where to pay?
Treasurer's Office in the City or Municipal Hall where your property is located.
3. What document/s to bring?
Any of the following:
✔️ Transfer Certificate of Title
✔️ Tax Declaration Number
✔️ Previous Official Receipt
- I acquire all these from our developer. No need for hardcopy, I just presented the photos.
4. When is it due?
Payment can be made annual on or before January 31. Or quarterly on or before the following dates:
March 31 - 1st installment
June 30 - 2nd installment
Sept 30 - 3rd installment
Dec 31 - 4th installment
5. What happens if we don't pay our property taxes?
If not settled promptly, penalties will be incurred. Property will be tagged tax-delinquent, or worst case, could be offered by the local government for public auction.
There you go!
In our case, I opted to pay it in full because that's where the discount comes in, 15% in our location. And it's a guarantee that I won't miss any of the mentioned dates. 😅
To avoid any hassle in the future, let's make sure to settle our Amilyar or RPT on time. Apart from the discount we can avail, it can save us money too by avoiding the penalties. And of course, the peace of mind it offers. 💛

1. A document evidencing a right of ownership to a property
2. A document that attest to the fact that the person named is the owner of the property described therein subject to liens and encumbrances noted on it
3. It is registered with the Register of Deeds of the province or city where the land is located
4.The Certificate of Title is indefeasible and imprescriptible
5. All claims to the land are quieted upon issuance of this document
6. Recorded with the Register of Deeds of the municipality, city, or province where the land is located.

1. A document that show good sign of possession only in the concept of owner, not ownership
2. Not conclusive evidence of ownership to property, but only a proof of payment of realty taxes

Ang pagmamay-ari ng lupa ay napapatunayan sa pamamagitan na hawak na titulo na kung tawagin ay ang Transfer Certificate of Title (TCT) o Condominium Certificate of Title (CCT). Ayon sa maraming Supreme Court decisions “the best proof of ownership of a piece of land is the Certificate of Title” (Halili vs. Court of Industrial Relations, 257 SCRA 174 [1996]). Ito ang tinatawag na titulo ng lupa at wala nang iba pa.
Ang "tax declaration ay hindi titulo ng lupa. Maraming Supreme Court decision din ang nagsasabi na "Tax declarations and receipts are not conclusive evidence of ownership. At most, they constitute mere prima facie proof of ownership of the property for which taxes have been paid. In the absence of actual, public and adverse possession, the declaration of the land for tax purposes does not prove ownership." Ibig sabihin nito na ang tax declaration ay hindi siguradong ebidensiya ng pagmamay-ari ng lupa. While tax declarations and receipts are not conclusive evidence of ownership and do not prove title to the land.

Ang tax declaration ay pwedeng i-apply para maging titulo. May dalawang pamamaraan ng pagpaparehistro ng lupa, ito ay ang sumusunod:
1. Judicial Proceeding – kung saan kinakailangan ninyong magfile ng petisyon para sa registration sa korte.
2. Administrative Proceeding –ito ay pamamaraan kung saan mag-file ng application para sa “Homestead Patent” sa DENR at ang registration ng patent na ito ang magiging batayan para sa pag-isyu ng Original Certificate of Title alinsunod sa Commonwealth Act 141 o ang “THE PUBLIC LAND ACT”.

Beware of the word “Clean Title”.
You can only call it clean title IF;
⭕ Owners that appears in the title of the property are still ALIVE & CAN SIGN documents
⭕ NO disputes attached in the title AND “certified true copy” of the title.
Please take note of the “AND” because not all disputes are printed in the original title itself. Thus, it is very important to request for the latest certified true copy of the title.
⭕ All real estate taxes are paid on time. Always request for latest real estate tax clearance.
⭕ The owners are married (on or after 1987) The property is considered conjugal even if only one property owner is in the title. Both should sign sale documents. Should the property owner dies, heirs should file and pay for the estate tax of all the properties.
⭕ The property estate taxes are not yet paid, the property cannot be called “CLEAN”.
⭕ Magkaiba po ang real estate tax na binabayaran ninyo annually at ang estate tax (BIR FORM 1801) You only pay estate tax if the owner in the title is already dead. Penalties (like big penalties) apply for late filing.
Public service lang po 🙂. Ang estate tax clearance po is NON-NEGOTIABLE. Kailangan talaga syang e file at bayaran whether you like it or not, pag namatay ang owner na nakalagay sa title.
