Architect's 24-advice to 2024 house dreamers.
Before you manifest your House in 2024! You need to know these.
1.If you want convenience, buy a house and lot. You can move-in right after the turnover.Less hassle than building from ground zero.
2.If you have a parcel of land/lot, initially you would want to get an Architect to design your home. The technical plans (Architectural to engineering design) will be handed over to you. (Blueprints, specifications and bill of materials etc.)
3.The probable cost of the house construction will be given to you by your Architect. (30k to 45k per sqm is the most realistic cost)
4.The house can be built by reputable contractors through bidding (3 contractors are recommended then select 1)
5.After choosing the builder, you need to comply with the PERMITS such as building permit, barangay permits, fire safety evaluation certificate etc. (Refer to your local government for requirements)
6.Compliance with these, we can now start your house construction. Bring your deep pockets na.
7.Always keep in mind to hire a third party project manager if you're not a technical person in relation to construction. Your architect and engineer can always help you.
8.Remind yourself,structural work is expensive, architectural finishing is luxury. 😄
9.Keep your budget in check, progress billing of your contractor must be aligned to the actual accomplishment.
10.As the owner,you also have the responsibility to pay what's completed progress.
11.If you have changes to the actual work that's not specified on the plans, the contractor has the liberty to ask for additional cost. This is called "change order/variance".
12.Along the way you will be having delays, it may be the cause of your decision making or the contractor's delay due to various instances. Just in case this happens, add a clause to your contract for "liquidated damages". This corresponds to the cost of delay each day.
13.When choosing materials, seek for the quality made. It's your lifetime investment,not just a mere cheap one. If money is not a problem, "top of the line specs", i suggest 😄 Don't take your chances to substandard-china made faux.
14.Aesthetic is ok, function is better.
15.When dealing with contractors and engineers you need to acquire the harmony of collaboration. Para walang sa sakit sa ulo, build trust and rapport.
16.Peace of mind is the product of hiring professionals.

18.Your house must have a warranty,it must be agreed upon if how long, 3 months,6 months or 1 year.
19.Workmaship and material defects are okay for warranty. But if you caused the damage to the components, it may fall under additional charges.
20.Your house is done and you want to design/decorate your interiors,ask for the help of an Interior Designer, they are the expert on this field!
21.Make your house smart, purchase energy efficient appliances and control everything through wireless fidelity. Don't forget sustainable energy from solar panels.
22.Maintain your house brand new, schedule yearly house maintenance cleaning,monthly utility check and upscaling to quality material finishes.
23.Always remember this, a house is a liability if it doesnt give you revenue.

MISCONCEPTION ON ARCHITECTURAL DRAWINGS
A common misconception is that architectural drawings are merely sketches and illustrations. That is not true. Architectural drawings are a vital tool to different aspects of a project.
Visualization: Architectural drawings visualize the proposed building in detail. This includes, but is not limited to, perspectives, floor plans, elevations, and sections.
Communication: Complete architectural drawings ensure coordination with different building systems, such as structural, mechanical, electrical, and plumbing, to avoid conflicts during construction.
Compliance: Architectural drawings ensure compliance with building codes, zoning regulations, and other design requirements, which is necessary for permits and approvals.
Quality Control: Architectural drawings serve as a benchmark for quality control, ensuring construction aligns with specifications and standards.

𝗠𝗘𝗖𝗛𝗔𝗡𝗜𝗖𝗔𝗟, 𝗘𝗟𝗘𝗖𝗧𝗥𝗜𝗖𝗔𝗟 𝗔𝗡𝗗 𝗣𝗟𝗨𝗠𝗕𝗜𝗡𝗚 (𝗠𝗘𝗣) 𝗘𝗡𝗚𝗜𝗡𝗘𝗘𝗥𝗦 -Plan and design systems for heating, ventilation, air conditioning, electrical, and plumbing.
𝗖𝗜𝗩𝗜𝗟 𝗘𝗡𝗚𝗜𝗡𝗘𝗘𝗥𝗦 - Address site-related concerns such as drainage, grading, and utilities.
𝗖𝗢𝗡𝗧𝗥𝗔𝗖𝗧𝗢𝗥 - Responsible for executing the construction based on the architect's plans. Manages construction teams, schedules, and ensures adherence to specifications. Works closely with architects and subcontractors to bring designs to life.
𝗦𝗨𝗕𝗖𝗢𝗡𝗧𝗥𝗔𝗖𝗧𝗢𝗥 - Specialized professionals hired by the contractor to handle specific aspects of construction (e.g., plumbing, electrical, HVAC). Work under the contractor's supervision to ensure coordination and quality.
𝗣𝗥𝗢𝗝𝗘𝗖𝗧 𝗠𝗔𝗡𝗔𝗚𝗘𝗥 - Oversees the project's planning, ex*****on, and completion. Coordinates activities among professionals, manages budgets, and ensures timelines are met. Acts as a liaison between the client, architect, and contractor.
𝗜𝗡𝗧𝗘𝗥𝗜𝗢𝗥 𝗗𝗘𝗦𝗜𝗚𝗡𝗘𝗥 - Focuses on the aesthetic and functional aspects of interior spaces. Collaborates with the architect to ensure a cohesive design that meets the client's preferences.
𝗟𝗔𝗡𝗗𝗦𝗖𝗔𝗣𝗘 𝗔𝗥𝗖𝗛𝗜𝗧𝗘𝗖𝗧 - Designs outdoor spaces, considering aesthetics, functionality, and environmental impact. Works with the architect to integrate the building with its surroundings.
Each professional brings a unique set of skills and expertise to the project, contributing to its successful realization. Collaborative efforts among these individuals ensure that the design is translated into a well-executed and functional built environment.

In this initial phase of the project, the Owner defines the requirements, and the Architect communicates the technical aspects and associated professional fees. The Architect engages in consultations with the Owner to establish the conceptual framework and project requirements, confirming them collaboratively. This involves collecting pertinent information and data to define the project's requirements and scope of the Architect’s services. Additionally, the Architect reviews and refines the Owner's space requirements, translating them into an architectural program. As part of the process, an initial statement of probable construction cost is prepared. This phase sets the foundation for the subsequent stages of the project by aligning the Owner's vision with technical considerations and cost estimates.
𝟮. 𝗦𝗖𝗛𝗘𝗠𝗔𝗧𝗜𝗖 𝗗𝗘𝗦𝗜𝗚𝗡 𝗣𝗛𝗔𝗦𝗘
During the Schematic Design Phase, the Architect builds upon the Project Definition Phase, creating conceptual plans through comprehensive studies. In this stage, the Architect evaluates key elements such as the Owner’s program, schedule, budget, and project site, suggesting effective project delivery methods. The process involves the preparation of initial line drawings that depict design studies leading to a recommended solution. These drawings include a general project description presented to the Owner for approval. Additionally, the Architect submits a Statement of the Probable Project Construction Cost (SPPCC) based on current cost parameters. This phase serves as a critical step in refining the project's direction, incorporating feedback from the Owner, and establishing a preliminary understanding of the construction cost.
𝟯. 𝗗𝗘𝗦𝗜𝗚𝗡 𝗗𝗘𝗩𝗘𝗟𝗢𝗣𝗠𝗘𝗡𝗧 𝗣𝗛𝗔𝗦𝗘
In the Design Development Phase, the Architect advances from approved schematics and conceptual plans to create detailed Design Development documents. These documents encompass plans, elevations, sections, and other essential drawings. Additionally, the Architect formulates outline specifications, providing a comprehensive representation of the project's size, character, and the specific materials to be used. This phase involves the creation of a diagrammatic layout detailing construction systems. As part of the process, the Architect updates the Statement of the Probable Project Construction Cost (SPPCC) to reflect any changes or refinements. The Design Development Phase marks a crucial stage where the initial concepts are translated into more precise and detailed plans, laying the foundation for the subsequent construction phase.
𝟰. 𝗖𝗢𝗡𝗧𝗥𝗔𝗖𝗧 𝗗𝗢𝗖𝗨𝗠𝗘𝗡𝗧 𝗣𝗛𝗔𝗦𝗘
In the Contract Document Phase, the Architect progresses from approved Design Development Documents to compile comprehensive Contract Documents. These documents include detailed designs and construction drawings that meticulously outline the architectural, structural, electrical, plumbing/sanitary, mechanical, electronic, and communication aspects of the project. The Architect also formulates Technical Specifications, specifying the type and quality of materials, finishing details, construction methods, and the general conditions for project construction.
As part of this phase, the Architect submits seven sets of all construction drawings and technical specifications to the Owner for the purpose of obtaining a building permit. Additionally, the Statement of the Probable Project Construction Cost (SPPCC) is updated to reflect any changes in scope, requirements, or market conditions.
Furthermore, the Architect plays a role in assisting the Owner with the necessary documentation required for securing approval from government authorities overseeing the project's design. The Contract Document Phase is pivotal in ensuring that all details are meticulously documented and communicated, laying the groundwork for the subsequent construction phase.
𝟱. 𝗕𝗜𝗗𝗗𝗜𝗡𝗚 𝗔𝗡𝗗 𝗡𝗘𝗚𝗢𝗧𝗜𝗔𝗧𝗜𝗢𝗡 𝗣𝗛𝗔𝗦𝗘
During the Bidding or Negotiation Phase, the Architect undertakes several key responsibilities:
5.1 Preparing Bid Documents:
a. The Architect creates essential Bid Documents, including contract letting forms, construction documents, invitation and instruction forms for bidders, proposal forms, and general/specific conditions of the contract.
b. The Architect assists the Owner throughout the process, from establishing a list of potential Contractors to the final awarding of the construction contract.
5.2 Competitive Bids/Procurements:
a. The Architect provides complete sets of Bid Documents for competitive bidding, lending them to bidders at a cost covering direct and indirect expenses related to document preparation, packaging, reproduction, and delivery. Bid Documents are the intellectual property of the Architect and must be returned, possibly requiring a bond for assurance.
b. The Architect, in accordance with R.A. No. 9266, retains sole ownership and copyright of the documents. Unauthorized reproduction or use is prohibited.
c. The Architect assists in organizing pre-bid conferences, responds to bidder queries, and aids the Owner in obtaining and analyzing proposals. This includes preparing bid abstracts, notices of award, notices to proceed, and other construction contracts.
5.3 Negotiated Contracts:
For negotiated contracts, the Architect performs similar functions as in competitive bids but engages in negotiations with a single Contractor rather than multiple bidders.
This phase is critical in facilitating a fair and transparent bidding process, ensuring compliance with legal regulations, and ultimately contributing to the successful selection and awarding of the construction contract.
𝟲. 𝗖𝗢𝗡𝗦𝗧𝗥𝗨𝗖𝗧𝗜𝗢𝗡 𝗣𝗛𝗔𝗦𝗘, the Architect assumes several crucial responsibilities:
6.1 Decision-Making:
The Architect makes decisions on all claims from both the Owner and Contractors regarding the ex*****on, progress of work, or interpretation of the Contract Documents.
6.2 Change Orders and Guarantees:
The Architect prepares change orders and ensures the collection and turnover of written guarantees required from both the Contractor and Sub-Contractors.
6.3 Site Visits and Quality Assurance:
Periodic visits to the project site are conducted by the Architect to monitor the overall progress and quality of work. Although not required to provide continuous on-site supervision, the Architect reports defects and deficiencies observed in the Contractors' work to the Client. Any work found not conforming to the Contract Documents is duly condemned.
6.4 Certification and Payment:
The Architect determines the amount owing to the Contractor and issues Certificates for Payment based on site observations and the Contractor's Applications for Payment. These certificates certify to the Client that the work has progressed as indicated, and to the best of the Architect's knowledge, the quality of work aligns with the Contract Documents. The Architect conducts inspections to establish the dates of substantial and final completion, issuing the final Certificate of Payment to the Contractor.

Architect's 24-advice to 2024 house dreamers.
Before you manifest your House in 2024! You need to know these.
1.If you want convenience, buy a house and lot. You can move-in right after the turnover.Less hassle than building from ground zero.
2.If you have a parcel of land/lot, initially you would want to get an Architect to design your home. The technical plans (Architectural to engineering design) will be handed over to you. (Blueprints, specifications and bill of materials etc.)
3.The probable cost of the house construction will be given to you by your Architect. (30k to 45k per sqm is the most realistic cost)
4.The house can be built by reputable contractors through bidding (3 contractors are recommended then select 1)
5.After choosing the builder, you need to comply with the PERMITS such as building permit, barangay permits, fire safety evaluation certificate etc. (Refer to your local government for requirements)
6.Compliance with these, we can now start your house construction. Bring your deep pockets na.
7.Always keep in mind to hire a third party project manager if you're not a technical person in relation to construction. Your architect and engineer can always help you.
8.Remind yourself,structural work is expensive, architectural finishing is luxury. 😄
9.Keep your budget in check, progress billing of your contractor must be aligned to the actual accomplishment.
10.As the owner,you also have the responsibility to pay what's completed progress.
11.If you have changes to the actual work that's not specified on the plans, the contractor has the liberty to ask for additional cost. This is called "change order/variance".
12.Along the way you will be having delays, it may be the cause of your decision making or the contractor's delay due to various instances. Just in case this happens, add a clause to your contract for "liquidated damages". This corresponds to the cost of delay each day.
13.When choosing materials, seek for the quality made. It's your lifetime investment,not just a mere cheap one. If money is not a problem, "top of the line specs", i suggest 😄 Don't take your chances to substandard-china made faux.
14.Aesthetic is ok, function is better.
15.When dealing with contractors and engineers you need to acquire the harmony of collaboration. Para walang sa sakit sa ulo, build trust and rapport.
16.Peace of mind is the product of hiring professionals.

Architect - Predesign, design and construction
Project manager - Design to construction
Contractor - Construction to post construction
Property manager - Post construction
18.Your house must have a warranty,it must be agreed upon if how long, 3 months,6 months or 1 year.
19.Workmaship and material defects are okay for warranty. But if you caused the damage to the components, it may fall under additional charges.
20.Your house is done and you want to design/decorate your interiors,ask for the help of an Interior Designer, they are the expert on this field!
21.Make your house smart, purchase energy efficient appliances and control everything through wireless fidelity. Don't forget sustainable energy from solar panels.
22.Maintain your house brand new, schedule yearly house maintenance cleaning,monthly utility check and upscaling to quality material finishes.
23.Always remember this, a house is a liability if it doesnt give you revenue.
