Joy, one of the members of my team, kept on nagging me to join the Skype call.

On a Sunday night haha!

She said it’s going to be about a DC dry run she was preparing for for her prospect. Of course I couldn’t say no to that! Everybody’s so excited about it.

When I jumped on the call, while waiting for the other team members to come in, I even gave some casual tips when you’re about to do your 1st DC.

Once the group was completed in the call, Joy started saying something!!

Suddenly, each one of them started talking and how they were so grateful for this group, family rather, that we’ve built altogether.

I was so surprised!

✅ Tracking prepaid rental payments
- make sure you debit to rent expense to increase your expense and credit to prepaid rental to decrease the corresponding asset. ideally, post this every 30th of the month
✅ Reconciling loans, mortgages, and interest payments
- make sure you set up your loan on the date that you obtained it. prepare a table on your spreadsheets, for the incoming interest/payments/amortization until the end of loan. ideally update it every monthly cutoff depending on your contract of loan terms
✅ Accounting for capital accounts & tracking owner’s finance allocation
- make sure you capitalize the fixed assets and its borrowing cost. prepare also a spreadsheet beforehand so you know already how much to update on a timely basis

Here’s 𝘁𝗼𝗽 𝟯 𝗺𝗶𝘀𝘁𝗮𝗸𝗲𝘀 you can 𝗮𝘃𝗼𝗶𝗱 so you stop losing your rental money & 𝗵𝗲𝗿𝗲 𝗶𝘀 𝗵𝗼𝘄:
❌❌NOT keeping track of the income & expenses generated from your rental properties.

✅✅You SHOULD use your preferred accounting and/or property management software to reconcile your income and expenses. By the end of the month, it would be a lot easier for you to track your income & expenses.

- Best used accounting softwares for landlords are QBO, XERO and WAVE.

-Best used property management softwares are Buildium, Appfolio, Doorloop.
❌❌NOT knowing when to issue 1099 forms and who shall receive it

✅✅You SHOULD read certain tax regulations. Learn by doing. These are available on the internet. Or you could consult an expert such as EA or CPA.
❌❌NOT educating yourselves on the proper way of operating your real & investment properties, in order to maximize their deductions and pay the least amount in your State.

✅✅You SHOULD have a separate sheet for each of your properties. The inflow and outflow. Again, read regulations and follow your federal and state tax regulators to keep yourself updated. Consult with an expert.
If not done right, this will cause you a lot of money!😱

✅Start categorizing (QBO) / start reconciling (XERO) your banks and CC. Create bank rule to make it easy, if possible

✅Conduct bank and credit card recon

✅Close the books

Check for any accuracy by ensuring the ff:
📌 No more old items in bank feeds
📌 No more uncleared transactions in bank recon window
📌 No more old balances in undeposited funds
📌 No more abnormal balances
📌 All bank & credit cards re reconciles
📌 Review profit & loss for any unusual or unexpected balances/movement
📌 Review balance sheet for any unusual or unexpected balances/movement
