Prices of new luxury condos in Singapore climb 5.2% y-o-y in 3Q2021: OrangeTee&Tie 26/11/2021

A report on Singapore’s luxury residential market by OrangeTee&Tie indicates that prices of new luxury condominiums increased 5.2% y-o-y to $2,652 psf in 3Q2021 compared to $2,521 psf in 3Q2020. Resale luxury condo prices also rose by 7.1% y-o-y to $1,899 psf in 3Q2021 compared to $1,773 psf a year ago.

In the first nine months of 2021, 7,169 buyers with HDB addresses purchased new and resale private homes, a 21% increase from the same period last year.

The rapid increase in Housing and Development Board (HDB) resale prices has enabled HDB upgraders to easily acquire private homes, reported The Straits Times.

Singapore saw no significant drop in demand for private homes during the third quarter of 2021, even as the city-state reverted to Phase 2 (Heightened Alert) from 22 July to 18 August, and August being traditionally a quiet month due to the Hungry Ghost Festival, said Knight Frank.

Demand for private homes remain strong in Q3 Despite fewer projects launched in Q3 2021, there were 3,358 new sale transactions, up from 2,838 in Q2 2021.

When we first met the owners, they expressed that they previously engaged several agents to market their unit for a period of time but they failed to bring in any offers within their expectations.
