Now for stress test on loan, bank use to calculation your private property loan figure base on a stress test of 3.5% BUT it has now been increase to 4%. As for HDB, it used to be calculated base on 2.6% which have now been increased to 3%.
This would greatly prevent over leverage and at the same time, impacting your loan amount.
Adding on to my previous post, this wait out period is another measures added in.
One that I believe would help in cooling the hdb resale price, removing people who is more than capable to pay for absurd COV after cashing out their private property would keep the hdb resale market a fair playing field for all buyers.

Developers are back into obtaining more lands, all due to land scarcity and current inventory running off the shelves. This time round, GLS at Jalan Anak Bukit where the future mixed-used integrated transport hub will be.
Land cost will always be more expensive than the previous land bidded. Hence, these price will be brought forward to consumer thus as a buyer, you would be paying more and more.

WHY??WHY???WHY IS THE MARKET MOVING SO FAST DESPITE THE PRICE BEING SO HIGH???
I am sure this question have gone thru the head's of these buyer who contributed to the NEW HIGH.
The truth is:
There is never a better time to buy property. As long as you have the financial capability and done all your due diligence, it is a right time for you to buy property. It is all about holding power, entry price/time and exiting time with a slight sweetener, which is choosing the right development.
NOW, look back at the property market 5-10 years ago and knowing the price point now, what is going thru your mind??
Stop thinking about the old pricing and move forward, how can you still ride the wave not having to feel the same 5-10 years later.
