Developer sales figures for the month of October.
There were no major project launches in October 2023, resulting in only 203 units sold. This is 6.5% lower month-on-month and 35.4% lower year-on-year. Buyers were likely waiting for the highly anticipated launches of Hillock Green, J’den and Watten House in November 2023. Nevertheless, North Gaia, the most attractively priced EC in the market sold another 18 units last month.
The RCR accounted for 40.4% of total sales in October. The top 3 best selling projects in the RCR are The Reserve Residences, Grand Dunman and Pinetree Hill. Meanwhile, the OCR accounted for 37.4% while the CCR accounted for 22.2%.
Huttons estimates developer sales to range between 6,000 to 6,500 units by the end of the year. J’den, the first launch in Jurong East in 10 years, sold more than 320 units on launch day while Hillock Green sold more than 130 units.
There may be another 11 projects to be launched in 1Q 2024. Prices are likely to increase in 4Q 2023, potentially exceeding 5% by the end of 2023, and a further increase of 3% to 5% in 2024.

There were no major project launches in September 2023 hence pulling down monthly sales. 217 private residential units were sold in September 2023, 44.9% lower than in August 2023.
Nevertheless, there was very strong demand for ECs as price sensitive buyers looked for the next best alternative to private homes. This could be due to buyers of ECs having upfront remission on ABSD too. You can explore Altura and North Gaia ECs if you are interested in this segment.
Huttons estimates developer sales to be between 5,200 and 5,500 units in the first nine months of 2023. Hillock Green, J’den, Mattar Residences and Watten House are likely to be launched for sale in 4Q 2023. Total developer sales could be between 6,500 and 7,500 units this year. Prices of new homes are likely to increase up to 5% in 2023 on the back of higher inflation and resilient demand.
