Mixed use buildings; this is exactly how Dr. Sudhir Ruparelia manages to have all floors of his buildings fully occupied regardless of the number of floors. The designs of his buildings clearly define what use is most convenient for each floor. For example Hardware City, one of his buildings, located near Nakasero Market, APTEC Uganda, Centenary bank along Entebbe road, has 8 floors with the first three floors being entirely business floors occupied by hardware dealers. The fourth and fifth floors are a massive secure parking area for over 105 cars. And the top three floors are residential / apartment floors with a beautiful relaxing roof top. On several occasions, we have met clients who, in the first place, did not want to construct commercial buildings with more than three floors i.e. Ground floor, first floor and second floor claiming that there would be no one willing to occupy the top floors. However, a well-designed mixed use building is the best solution for this problem. Below is one of our most recent design project, a mixed use building located in Buloba, Wakiso district. The building shall have retail shops on street level or ground floor, offices on first floor and a hotel on second floor and half of first floor.
