What goes UP must come DOWN.

I just wanted to share my opinions on the current situation of the housing market and interest rates. I will try to keep it short and sweet.

Everyone wants to know the answers to the following two questions:

"ARE HOME VALUES GOING TO KEEP RISING OR ARE THEY ABOUT TO TANK?"

"HOW MUCH LONGER WILL MORTGAGE RATES STAY THIS LOW?"

Both great questions and everyone has their opinions. Some of those opinions are from sources with an agenda that is only wanting you to FEEL one way or the other for various reasons so do your own research and try to develop your own educated opinions on them. That is what I am going to do here. This is only my opinion and not to be taken as fact.

Let's start by looking at home values. What causes a homes value to rise? Many things. The reason home values have jumped so dramatically here in Texas is the sudden surge of people moving here. Supply was wiped out and still is. New homes are being built like an assembly line. The last time we saw homes peak in value was back in 2007. That peak was a natural one, there was no surge in population growth causing lack of supply. People started selling their homes because they couldn't pay for them and that created a domino effect on comparable sales prices and values dropped for the next 5 years until 2012. Homes have risen in value ever sense, roughly the last 10 years. As long as large surges of people continue to move to Texas, it is my opinion that we will continue to see a rise in home values however I do believe they will stay flat and may even take a slight dip when homeowners who have been deferring their mortgage payment are finally forced to pay back the money they owe. This could very likely cause many of them to want to sell because their home is worth as much as it has ever been and they really need to get out of a bad financial situation quick and if that group of sellers is large enough in the same area, that will begin to drive home values lower with a sudden and sharp rise in supply. Keep in mind, these numbers would have to be drastic to cause a complete tank like we saw in 2007. That is why I am thinking with the additional population growth, it will remain flat, maybe a small dip when that happens but will flatten back out and likely continue to rise after that as long as population growth exceeds supply of homes.

Now mortgage rates. Mortgage rates react inversely to bond prices, or the same direction as the bond's yield. Everyone is on the edge of their seats right now with the mortgage rate question. Up, down, same, how long? The biggest thing you need to be keeping up with is the Fed's purchasing of corporate bonds. That has been going on for a while now and has to come to an end and those talks have begun. As soon as an announcement of any kind comes out that the plan is to begin tapering off these purchases, mortgage rates will likely spike on just that announcement because what that would end up doing is causing the bond prices to fall, bond yields to rise and therefore causing a rise in mortgage rates. Mortgage rates have already began their trend upwards and that trend is likely to continue, but the question is at what pace. I think it will come in two parts. The first is likely to be a large spike and then maybe it comes down a hair and back up two hairs and back and forth on a long-term upward trend after that. It will always go up and down but you want to be on the better end of the spike when it does.

If you bought a home in 2019 or earlier in the last 10 years and have not refinanced your home, you may want to consider it. Home values are $50,000 higher than they were just TWO years ago AND current mortgage rates are roughly 1.6% lower than they were two years ago. Your home is an ASSET and it must be managed or you could cost yourself tens of thousands of dollars. I just helped a couple that bought a home three years ago with a cash out refinance and lowered their total monthly debt service obligations by $900/mo! That is $10,800 in 12 months they just saved and they received cash back on top of that!

If you bought a home prior to 2020, don't let this market pass by without talking with a lender about your mortgage and seeing if you would also benefit like this couple did.

If you financed a home before January 2020, you need to take full advantage of these interest rates before they climb any higher by refinancing your home. The average 30 year mortgage rate in 2019 was 4.25% and is currently approaching 2.65%. With no money out of your pocket, I can look at getting you a lower monthly payment, a lower interest rate and possibly even cash out of your home to pay off other debt and lower your total monthly debt obligations significantly. As everyone probably knows, home values are at an all time high and these rates will not remain this low much longer. In fact, rates are on an upward trend. There will never be a better time to refinance your home. Take full advantage of this market while you can.

If you were told that you could lower your $500 car payment by $100 for the remainder of the life of your loan with no cash out of your pocket AND pay off thousands in other debts at the same time, would you? Your home's equity can be a powerful tool. It's most people's largest financial asset and you have to manage it correctly and that time to manage it is now!

Mortgage Rates will likely continue their trend upwards especially with what is going to be going on with the market this week. I expect to see a fairly significant jump to the average rate over the next few weeks. If you have a rate you are floating due to timing of the closing, you may be better off locking a 60 day or longer rate today vs waiting a couple more weeks to lock in a 30 day rate.

Credit scoring models predict future credit behavior and determine an overall level of risk for the lender; the higher your risk level (lower your score) the higher interest rate you will receive on your mortgage. I’d like to begin with my most valuable tip when it comes to credit and purchasing a home. If you know you will be in the market to buy a home in the next year, you could save tens of thousands of dollars by contacting a lender early. Give yourself plenty of time to get yourself in the best financial and credit position possible.

Tip of the Day 💰 Past Payment History (35%)

Revolving Credit Accounts are weighted the heaviest and can have a drastic effect on 4 of the 5 pies below (up to 95%). Today we will focus on the biggest slice of the pie, Past Payment History.

This is by far the most important factor that effects your credit score. Keep in mind that more recent information has a bigger impact than information that is older. Revolving accounts are the most heavily weighted type of accounts in this category.

Tip: Quality revolving accounts, such as a premier credit card, are less heavily effected by changes, balances and payment history than those issued by other finance companies, for example, what you would receive from a furniture store.

Most of you may already know this but for those that don’t, Bond Prices have an “Inverse Relationship” to Mortgage Rates. If one decreases, the other will increase and vice versa. Bond Prices are currently going down and it is also the reason many of you might not have much “GREEN” showing in your investment portfolio this week. The news of bond prices falling is eating up the media headlines. Mortgage rates are now on the rise.
