We have a full moon tonight, and if you look up and squint your eyes a little, you may see a “FOR SALE” sign up there!

Wait, what?!?

There’s lots of companies who “sell” land on the moon for a fraction of what you’d pay for a plot of land on Earth.

However, according to the Outer Space Treaty, outer space is not subject to national ownership. This means that any claim to Moon ownership by anyone (governmental or private sector) cannot be enforced or recognized as legitimate.

My recommendation? Save that $30 for a nice bottle of champagne when you close on your dream home!

With the market the way it is, many buyers are trying to hold off and wait for a better market.

What is a buyer's market?

A buyer's market occurs when there is inventory to spare and less demand for homes, which means sellers have to adjust prices to appease buyers. However, we are still in a low inventory market, with no signs of more incoming any time soon.

Yet, we are still in a time of very low interest rates, which save you loads of money in the long run!

The best time to buy is always right now! What could you miss out on by waiting?

Send me a DM or call me at 9102426768!

Going out of town to visit family? Here’s a few 2020 tips before you head to the airport…

👉 Make sure you have your passport and driver’s license with you. Bringing copies of it wouldn’t hurt as well, in the event that yours goes missing.
👉 Most airlines are requiring you to wear a mask. Don’t forget yours. Stick an extra one in your carry-on bag.
👉 Check in for your flight online.
👉 Save some money by packing your own snack.
👉 Plan on long lines.
👉 Bring a portable phone charger.

Happy travels!

Baby, it’s cold outside! The last thing you want is for a pipe to burst. It can cost you hundreds to thousands of dollars to repair. Now, maybe you’re that person who likes to take chances. Nothing too terrible has ever happened to you before, right? Well friend, it’s 2020 and I’m not hedging my bets.

Here’s 5 ways to protect your pipe for busting this winter.

1 – Disconnect hoses.
2 – Cover hose bibs (aka outdoor spigots).
3 – Insulate pipers in unheated areas (ie: crawl spaces, garage, attic).
4 – Live faucets dripping on especially cold days.

Aaaaand finally, if you’re going out of town for a few days or selling your house, turn your water OFF. That way, you lessen the risk of pipes bursting and/or causing massive damage while your home is empty.

Selling? I’m your guy! Give me a call at (910) 242-6768. Can’t wait to hear from you!

Winter may just be the most chill time buy a house!

1 – There’s less competition.
2 – You can put the house through its paces before you buy. Are the windows drafty? Is the insultation bad? How does the exterior look when the trees and shrubs are barren?
3 – Hiring movers is logistically easier. Movers aren’t booked solid the way they are in the spring and summer.
4 – Closing times tend to be faster. Less homes selling means mortgage brokers can get to you faster!

Less is more. Before you showcase your home to potential buyers, it is CRITICAL that you deep-clean your home and clear any clutter.

🔌 Consolidate and hide cords.
🧽Clear all surfaces in all areas of the house. If you can move it, hide it.
🧼 Put soap and toiletries under the sink.

Remember you want potential homebuyers to envision THEMSELVES in your home, not you. 😉

The MLS (aka Multiple Listing Service) is a database of all houses for sale in an area. This tool allows real estate agents find dream homes for their buyers!

MLS-access is just one of the reasons why you definitely want to have a real estate agent – whether you’re looking at buying a home or listing your current one.

It’s really tempting to try to sell your home on your own. If you can DIY your home renovations, why can’t you DIY sell your home as well?

I love a good Pinterest DIY project. However, selling your home shouldn’t be one of them.

Here’s a few reasons why…
⚠ FSBO listings sell for LESS $$$ than if you had used a real estate agent.
⚠ FSBO listings sell SLOWER than agent-listed houses.
⚠ FSBO listings reach far few potential buyers than with an agent

Having a real estate agent on your side can make the selling process significantly easier and less stressful.

Need an agent? I know one! Just shoot me a DM or give me a call!🙋‍♂️

Considering selling your current house as is?

Here’s a breakdown of the pros and cons…
✔ Save time not having to wait for repairs to get done
✔ Save money on home repairs and improvements
❌ Fewer offers if home is not in move-in condition
❌ Lower profits to make up for buyer’s costs for repairs

Before you decide to sell a house in its current condition, do the math. Would you make/save more money by selling RIGHT NOW or doing repairs and renovations and THEN selling?

When in doubt, just give me a call for a comparative market analysis.

Life doesn’t always go as planned. 2020 has proven that to us. Maybe you have had your home one the market for a few days – or a few weeks – yet don’t have any offers.

Here’s a few reasons why your home may not be selling…
❌ Poor staging
❌ Asking price too high
❌ Bad listing photos
❌ Distracted home showings
❌ Not listed on the MLS
❌ Not using me as your agent

If you’re ready to make your home selling problems go away, it’s time to give me a call.

Anyone else getting home after dark? A lot of home showings I’m doing have been in the afternoons and evenings, when it’s already getting dark (or pitch black) outside.

As great as your home may be during the daytime, in the cold, dark evenings, it can feel a little less inviting.

Help make your home feel cozy and inviting by adding some extra lighting.

This could look like grabbing a few more lamps, using higher wattage bulbs, or even adding some more recessed lighting in some of your favorite rooms.

The warmer, the more inviting. The more inviting, the more likely your home will sell.

(Plus, adding some extra warmth and light to your home can help the darker days feel less dark.)

How many years are you going to spend watching everyone around you move into their dream homes while you’re still stuck in a place you don’t love?

You scroll Instagram and see yet another person you follow buy a home.

Your brother just bought a condo for him and his fiancé.
Your coworker just bought his dream home, complete with a massive backyard.
Your best friend just bought her first home.

When is it your turn? You keep telling yourself “one day I’ll own my dream home.”

But you’ve been telling yourself that for the past 2 years.

Maybe now, maybe this year, is your time. It’s your turn to be the one in the Instagram photo holding the sold sign and a new set of keys.

Your dream home awaits. (910) 242-6768.

Your kitchen is one of the spaces you spend the most time in. Want to make it shine before you sell or before holiday company comes over?

Here’s a couple quick tricks to upgrade your kitchen without having to upgrade your wallet…

1 – Deep clean everything. Do you remember how your house looked when you first moved in? Immaculate, right? That’s your goal.

2 – Update your hardware. Change out your hardware to nickel-plated or pewter to give your kitchen cabinets a new, fresh look.

3 – Cover up the dings and scratches. There are markers created exactly for this! Even if your puppy got ahold of a pantry door, a fresh coat of paint (or just a few dabs) can work wonders.

4 – Replace the backsplash. There’s no shame in the food stains that never seem to come off the backsplash behind your oven and counters. However, upgrading your kitchen backsplash can give your kitchen an entirely new look at a fraction of the cost of redoing your entire kichen.

5 – Update the lighting. The light fixture in your kitchen has been there for quite some time, hasn’t it. Head over to your local hardware store and find a modern overhead light to replace it with. At least clean out any bugs that have wandered into your current lighting fixture over the years.

6 – Organize everything! Grab some cute containers and labels, and then, fast forward an hour or two, and your kitchen won’t even look like yours.

Pick 2 and see if you can knock them out over the next week or two! (And remember, hiring a professional home cleaner is DEFINITELY an option!)

If you also have a fluffy sidekick, on days that you’re showing your home, let Fido spend some time with a neighbor, friend, or doggy daycare. This way, your dog isn’t a distraction or deterrent for people viewing your home.

If you’re anything like me, you probably have at least 2-3 burnt out lightbulbs in your home. How long ago did they burn out? 2-3 years ago. (Just being honest!)

I *always* mean to put lightbulbs on my shopping list. However, by the time I finish the other 372 things that have to get done BEFORE I make that shopping list, I’ve already forgotten.

If you’re selling your home, having ALL your lightbulbs working and lit will make your home look more inviting and valuable.

Here’s your CHALLENGE:
1 – Go run to the store
2 – Grab new lightbulbs
3 – Drive home.
4 – Screw them in!

I bet this challenge will take you less than an hour. Ready, set, go!

What is my unique value that I bring as an agent that sets me apart from the crowd?

I studied Drama in my collegiate career. Those were some of the best years of my life, and what I learned that translates directly to real estate is this: People are made by their stories. Whether the characters I studied, or the many great people I met while I was there, their lives and experiences made them who they are, and understanding those stories is the key to reaching their heart. I became enamored by people and their stories in that time, and I still have the desire to know people, including my clients, at that level.

My value as an agent is centered in my heart of servitude and my ability to meet others needs with my attention to detail, disposition towards empathy, and my desire to make sure your story of your home journey has a happy ending. 🙌🎊🏠

There it is. Your dream home. Finally.

Then comes the bad news. You didn’t get approved for a mortgage.

Save yourself the heartbreak by getting preapproved for a mortgage.

Apart from the heartbreak of finding your dream home and not being able to put in an offer, here’s a few reasons why you absolutely need to go through the pre-approval process.

1 – It allows you to talk with several lenders and get the best interest rates.

2 – Many real estate agents won’t allow you to tour their listings if you don’t have a pre-approval letter.

3 – Mortgage applications require extensive documentation. Getting this out of the way first will save you some stress and time later on. Plus, it’ll likely help you close faster.

Now, quick! Go get preapproved. Once you do, give me a call, and I’ll help you find your dream home!
