Do you still use hand sanitizer in restaurants? I had lunch with 2 old friends today. After we finished with our menus, but before the food with delivered, I pulled out a small container of hand sanitizer and offered it to my friends. Both said "no thank you", which surprised me that they declined it. So... do you still use it?

Well, it's happened again. This morning, I received a water bill for $1,187.79!! I have lived in my home for 22+ years and my bills used to be $35-40/month. Nothing has changed in my water consumption, except the high bills. How can the DWS department keep doing this without impunity? When it happened before, I contacted my commissioner; his chief of staff forwarded my complaint to the WSD. They said it must me my (non-existant) swimming pool, then changed their answer to my neighbors tapping into my system for their water. They made every excuse they could think of saying. Why do the county commissioners choose NOT to get involved and why does the WSD take precedence over our commissioners? Why do the county commissioners ALLOW this fraud to keep happening and why do we, as TAX PAYING citizens, allow this fraud to happen? Seriously: $1187.69???

WIRE FRAUD IS ON THE RISE!!!

Every 43 seconds a cybercrime gets reported to the FBI and 1 in 3 real estate transactions are targeted. Wire fraud is an act of fraud that uses electronic communications, such as making false representations on the telephone or via email, to obtain money. For example, you may receive wire instructions which appear to be from the settlement agent or attorney, when in fact they are from a fraudster. Help protect yourself by keeping these tips nearby.

1. Wire and other disbursement instructions received by email should always be confirmed by telephone at a known or independently-confirmed number, NOT the telephone number at the bottom of the email you are trying to confirm. Or, better: go to your bank and deal with a customer service representative. S/he will know how to do a transfer and will probably spot a fraud faster than you.

2. Be especially skeptical of any change in disbursement instructions.

3 Confirm the account to which you are wiring is in the name of the party entitled to the funds.

4. Be suspicious of emails from free, public email account domains as they are often a source of risk.

5. Watch out for phishing emails with embedded links, even when they appear to come from a trusted source.

6. Slow down. Do not act on last-minute changes to wiring instructions without first verifying the legitimacy of the message.

7. If you realize that a wire has been sent to a fraudulent account, immediately report the fraudulent wire to the sending and receiving banks and try to STOP the transfer and recall the wire.

8. Check, via telephone, with the closing attorney or your title company before you send any money!

Remember: neither my broker or I will NOT EVER ask you to transfer or wire money.

WOW! Have you checked your gas bill lately? When I called my gas provider, the operator of the gas company allowed me to lock in my price-per-therm. It went from $1.99 per therm to .78 per therm for my heat and cooktop! Now that it's winter, have you received your gas bill yet? Call your provider NOW and lock in for a lower price per therm!

Cyber Fraud???
According the FBI's Internet Complaint Center, real estate is the 5th highest category of fraud on the internet. It is up by 48% from the previous year and is HIGHER than the theft of personal data, romance, gov't impersonations and employment scams!

The Nat'l Assoc of Realtors has dedicated October for Cyber Security. If you'd like more information to avoid this crime, and as a Realtor, I'm happy to offer you a list of tips to employ to guard against this crime. Just PM me!

Everyone always asks me "what's happening in the real estate market?".

Numbers from March 1 to May 16 (roughly the same time period that the virus was raging), show Atlanta's weekly housing numbers for 'New Listings' and 'Under Contract' (UC) listings. Listings are coming back from 2019's numbers, but the closings are not what they were in the same time period, one year ago. Maybe because the closings follow the listings

Analysts say activity and closings will come back, perhaps surpass our previous levels, it's just a matter of time. After all, everyone needs a place to live and buyers' mortgages return a investments, while rentals do not.

My head is pounding and my wallet is shrinking.

This week, I’m having all my home’s window sills’ rotted wood, replaced and repainted. Yesterday, to the chagrin of the area’s woodpeckers, the wood around my chimneys was replaced. A sprinkler company came to my house today, to look at my irrigation system, in order to give me a price to maintain it year-round (I haven’t used it in years). Last month, my home got a new roof and this coming Monday, the painters are repairing & painting ceilings from the roof damage. 2 summers ago, I had 2 new HVAC units installed.

I’m so thankful I have a beautiful home but now, I have so much more empathy for home renovators.

There are five Immutable "Laws of Real Estate":
1. It doesn't matter what the neighbor's house sold for in the past;
2. A home is worth what a ready, willing able buyer will pay for it;
3. Home improvements will not make a home value increase in an amount equal to or greater than what was paid for the improvements;
4. The amount of time spent complaining on social media negatively affects your bottom line;
5. The odds of receiving an offer on a home increase exponentially if the listing agent goes out of town!

Is it a Seller's market?

If you're selling your home, please don't give it away, but make sure that the price is correct.

Yesterday, I talked with a neighbor, and couldn't believe what I heard! What they, and most of you, don't see, are the alerts from the MLS (multiple listing service). In recent months, there were eight (8) comparable home sales in the n'hood, priced above what these sellers are asking. Their agent gave them their price.

The agent recently sold another house in the n'hood, and under-priced it. There were multiple offers. On the first day it was on the market, the sellers selected one that was less than what the area's houses were selling for, put on a new roof AND paid a portion of the buyer's closing costs. By under-pricing it, they left $30-50K on the closing table for the buyers to pick up!

I understand that most sellers do not want to wait a long time, but selling it in ONE day??? It is easier to lower a home's price, than to counter an offer with a price that is higher than the listing price.

List your home with an agent that knows your area and neighborhood. If your home is in good shape and priced correctly. there is no reason that it will not sell quickly. Call me if I can help!
