The last thing we want for our buyers...

Being stretched too thin by their mortgage payments.  
Finance experts wag their fingers at spending 30% or more of your gross income on housing.
But with 37.2% of homeowners grappling with this reality, if you’re among them, you’re certainly not alone.
Below are some methods I’ve seen implemented to reduce the burden
1.) See if you can ditch your private mortgage insurance. Your lender may be willing if your mortgage balance has reached 80% of your home’s original value or the halfway point of your amortization schedule.
2.) Take a deep dive into your monthly spending to see where your money is going. For me, I found eating out to be an opportunity to cut back.
3.) Consider house hacking by renting out a bedroom, parking space, or a mother in law suite.
4.) Raise your income (Obviously this is much easier said than done) but there are a few creative ways to approach it. Whether it’s mustering up the courage to ask for a raise, exploring a new side hustle (hello Rover!), or up-skilling yourself with online courses.
5.) Keep an eye on interest rates. If they drop below what you’re currently paying, refinancing could be a smart move.

We have lengthy discussions with our buyers about this.

In fact, one of the first things we like to do when talking to a new buyer is find out what monthly payment they are most comfortable with. Then, we work backwards to get to the ideal purchase price. You may be able to afford more in a home price, but that doesn’t always mean you should.

We are here to protect your hard earned money and save you from stretching yourself too thin. We have honestly counseled our clients out of offering on plenty of homes. It’s always your decision in the end but we’re here to help you see the bigger picture. Even if it means waiting longer to get paid for our services. YOU are our priority.

THE MONTHLY EDIT: March 2024 Edition

•We had a blast at our client event with Atlanta Golf & Social! We hope to see everyone at our next event this summer which will be a Braves game!

•The real estate market is changing just as quickly as the Georgia weather! Some weeks (or days) we see a drop in interest rates, a rise in inventory, & the next week it’s flip flopping. We’re hopeful to see an even better market this month.

•The warmer weather is starting to bring everyone out of hibernation. The Atlanta Fair is now open across from GA State Stadium and would be the perfect activity for a nice day.

•The housing market in Atlanta is becoming increasingly competitive as prices have risen by 8.3% and won’t be going down anytime soon, making it more difficult for buyers to find an affordable home. For sellers, the market conditions are favorable with prices rising, but unless it’s turnkey, homes are sitting on the market a bit longer, the demand is still there, but buyers are being pickier about homes than they have been in the past 3 years.

Homeowners: Don’t forget about this valuable tax benefit!

Homestead exemption allows you to save money on your property taxes by reducing the assessed value of your home. If you bought a primary home in 2023, make sure you apply for the exemption! The state of Georgia offers homestead exemptions to all qualifying home-owners. In some counties they have increased the amounts of their homestead exemptions locally, so be sure to check what your specific county legislation is

Don’t miss out on this opportunity to save money on your property taxes –

Do I Qualify?
•You must have owned the property as of January 1.
•The home must be considered your legal residence for all purposes.
•Seniors 62+ get even more tax breaks, so check with your county about their specific application.
•If you are married, by law you can only have one homestead exemption between you and your spouse.

Do I need to re-apply?
Once granted, the exemption automatically renews unless circumstances change and you become ineligible. You will need to reapply if:
•There is a change in ownership or name
•You are now 62 or older and are applying for a senior homestead exemption.
•You become medically-disabled or have a new veteran status.
•You have had any major changes to your deed.
Refinancing does not affect your exemption.

How do I apply for homestead exemption?
Homestead exemption laws vary by county so be sure to check your county’s special requirements & homestead amounts at: https://dor.georgia.gov/county-property-tax-facts

Applications can be filed year round, but must be submitted on or before April 1st in order to apply for the current tax year.

Waiting to buy a home until interest rates drop?
Can we shoot straight with you?
You *might* want to reconsider.

Let me explain.
While it's true that lower interest rates make it cheaper to borrow money, interest rates are just one factor that determine affordability.
Another is demand. When rates drop, demand increases because more people can afford to buy. As a result, prices tend to inch upward as interest rates dip down. Plus it may cause multiple offer situations again, inching the price even higher & your negotiating power shrinks.
In other words, if you wait to buy a home until interest rates drop, you may find you can't afford the home you want because prices have jumped even more.

With increased demand comes competition
Since the market has been slower with interest rates & the holiday season, we have been able to get our buyers longer contingencies & more seller paid closing costs or repairs than we had been in in the market with multiple offer situations.
*One real example of this: one of our clients got a home under contract for $14,000 less than the list price WITH an additional $7,000 in seller paid closing costs. This house was way better than the homes we’d been seeing previously and our clients are thrilled to get a deal like this.*

There are more than 37,000 homeless veterans in the United States. These heroes who sacrificially served our country are now living on the streets, in homeless shelters and in other substandard, temporary living quarters. Not included in these numbers are “couch surfers” who move from home to home, often creating tension in their friend’s or family member’s households when their welcome wears out. Joblessness, escalating su***de rates, and hopelessness are all consequences of being homeless.

One of our passion projects is helping these veterans have a better life after serving our country. We are proud ambassadors for Mighty Hero homes & would love to have others join us! We are committed to donating each month to help build a community for veterans to feel at home in.

Our veterans desire and need the most crucial anchor that creates stability – a home.
They need a home of their own in well-conceived and developed communities where jobs exist, and requisite care is easily accessible. MHH communities (“Bases”) will provide a safe and healthy environment, creating a sense of belonging and hope.

Each eligible veteran will have an affordable option to purchase, lease-to-own, or simply lease their MHH through project-based HUD-VASH vouchers, NGO gifts, personal lease agreements, or traditional sale agreements. Each Base will provide an onsite Training & Career Center and a Health Services Center. The Health Services Center will allow all Base residents and local veterans to receive efficient and affordable medical, emotional, mental health, and rehabilitative care through mobile VA medical staff personnel or under contract with an approved private provider.
Base amenities will include a commissary, “Flag Hill,” green space, commercial vegetable gardens (for local “Base-to-Table” service to restaurants and residents), K-9 Training and Foster Care services, Geriatric and Elderly Foster Care, Transportation Services, on-Base employment opportunities, self-service laundry facilities, and space for special gatherings and fellowship opportunities. Bases will be fenced and guarded. Each base will be an aesthetically appealing development in the community and a model for cooperative living
