Soooo many decisions get made before construction begins in a 3D rendering. This former client of mine is using the same contractor who renovated the master bath and says he wants to have my rendering again to help when he finally gets started. I hear that a lot and always happy to deliver! 😁

Project: Front Facade Makeover

This 1960s ranch got a virtual makeover so that the owners would have a plan they loved going forward. I added a front deck, replacing the old stone stoop, to raise the floor level stepping into the house as well as provide a nice clean line and more functional space to enjoy the outdoors. Raised planter, new cladding, floating front steps, new front and garage doors, and sleeker window casings completed the look!

These homeowners had a vague idea of what they wanted to do to the front of their house: new shutters or no shutters; lime washed stone or not; dark windows or light; trusses or no trusses; modern or traditional.

A designer-drawn rendering was the best tool to help them visualize all the permutations and possibilities!

The final result they loved saved them the cost of lime washing the stone!

I got a call from a contractor in Illinois this week looking to help his clients visualize his renovation suggestions. The new owners had just bought a 70’s home in need of a great deal of updating.

The contractor had seen some of my work online and wanted give it a try: 1. to illustrate what he planned to do with the roof, 2. To help his client select finishes 3. To show them other ideas they might be interested in.

Mission accomplished! As a bonus I created a furnishing layout that would help them visualize living there. So fun!

Project: Huge backyard makeover with decking defining the entertaining spaces!

Gorgeous!!

Project: provide a visual road map to client for bath renovation that was being torn apart. Time was of the essence!

PROJECT: Illustrate an updated 1950s vintage bath with more counter space and storage options but keep the tile.

A custom counter top that spans the whole wall provides a continuous, clean look and the painted shelves offer storage in keeping with the style. I was thrilled that a photo I took of the existing floor could be used in the rendering after using iPhone and Photoshop editing tools. That almost never works!

PROJECT: Illustrate an undeveloped lot with attractive office building, parking area, employee gazebo for investor and leasing materials. Done!

Two dining room walls were removed/opened so that the minute you enter the house, you're drawn to the kitchen - the heart of the house. The DR and kitchen are now one space which makes entertaining and, if you're the host and cook, participating in the comradery.

Visual tool to help homeowner get quotes on a large deck overhaul: Screened/covered upper porch, stair access to lower deck, lower deck with cooking/dining, living and hot tub spaces!

Rendering to reality! This Fix & Flip in Nebraska is open-house-ready! I worked with the investor to reimagine the original 1960's, worn down kitchen and she took it the rest of the way with her contractor. She just sent me the Realtor.com link, "You were SO helpful to me through this!" 🥰
