Market equalizing between buyers and sellers?
It appears that the Northeast Florida housing market is slowing to what is expected in a rising interest rate environment. And other market statistics are not what we usually see in the month of June. Closed sales usually go up, not down, yet in Northeast Florida for single-family homes closed sales declined nearly 11% to 1,907. Similarly, pending sales usually go up and not down in June, yet pending sales last month plummeted 35% to 1,261 homes. News: Affordability crunch has homeowners staying put despite inventory increase
A U.S. housing market that continues to see home-price appreciation, paired with higher-for-longer mortgage rates, may prolong the lock-in effect that's stymied inventory the past couple of years. Many housing economists predicted 2024 would see more relief for homebuyers by way of greater inventory and households more willing to sell their homes after being tethered to record-low mortgage rates obtained during the Covid-19 pandemic.

Bankrate shows that you need to earn $114,771 in Florida to afford a median priced home. But let's take a moment to acknowledge that every person's budget is different. What you can qualify to purchase and what you can "afford" can be two different things, usually dependent on personal budgeting.
The "annual income needed to afford a median-price home is based on a person spending no more than 28% of their annual income on housing, as per the traditional 28/36 rule. Bankrate's calculations did not include other monthly expenses or debts. Income data in this analysis is adjusted for inflation using the Consumer Price Index"
In simple terms, if you made $100,000 a year, theyre limiting the monthly payment you could afford to $2,333. (28% of $100,000 = $28,000 / 12 months = $2,333 per month).

Jacksonville Market Update 🏠
When will interest rates drop?
It's reasonable to conclude that interest rates are remaining higher than most people expected because the Fed has not lowered the Federal Funds Rate.The Fed is keeping rates higher for two main reasons: 1) because inflation is still above their target level and 2) our job market has remained stronger-than-expected.
Also, it's important to note that interest rates tend to move up and down based on what the market expects the Fed to do. For example, mortgage rates went from 7.85% in October 2023 to 6.62% in December 2023 based on new expectations that the Fed would cut rates in 2024. Since then, the Fed has walked back their plan to cut rates after getting higher-than-expected inflation reports. Because of that, rates have come back up to 7.00%.
The main point is that the Fed never actually changed rates - they just talked about the future and it was enough to move markets. Now, if we want to get an idea of when rates could come down, we need to watch the data on inflation. Higher inflation will force the Fed to keep rates high unless we start to see our economy really slow down. The opposite is true as well.
