An interest rate is the “price” a lender charges a borrower for a loan. Just like a pair of jeans at your favorite store, every loan has a price tag. That price tag is the interest rate. But instead of dollars and cents, the price of borrowing a sum of money is a percentage of the total amount borrowed.

Can we not believe everything your neighbor or that online valuation tool says about what your house is worth in March 2023?
Sure, the median home sale price was up 10.2% in 2022 over 2021, but this is a whole new year and a whole new market.
The only way to know for sure what your home is worth is by talking to a local agent who knows your neighborhood and can pull recent comps (keyword = recent) — and give you the real deal on where the market is this spring.
The sellers I’m working with right now love what they’re seeing, but the inflated numbers from your neighbor or the internet have got to go.

Want to know the real talk?
What really matters when selling your home is having an agent who knows what they're doing. And for sure, it doesn’t have to be me, but please, be done with pie-in-the-sky pricing and find a qualified, experienced agent who is selling homes right NOW in your neighborhood.
I remind every one of my sellers how hard they’ve worked and how much they deserve every dime out of their homes. To make that happen, we go over these three tips:
1) Prep it well. If you want top dollar, you've got to be willing to do some work upfront to get your home looking its best. Minor repairs, major decluttering, and fresh paint go a long way.
2) Price it well. The market has been all over the place recently, so it’s critical to pull as much data as possible when settling on a price. Too high? Buyers won’t bite. Too low? Sellers leave money on the table. I want my sellers to feel good about their listing price, but it's gotta be backed by the data.
3) Promote it well. Starting with those listing photos. Your home’s first showing is online - and there’s no better way to set your home apart from the rest than with professional listing photos. It's a small investment for a huge return.

Here are some first-time homebuyer programs to know about.
1) FHA loans: Backed by the Federal Housing Administration (FHA), these loans are a popular option for first-time buyers. Why? Think low down payment options and flexible and income requirements.
2) VA loans: These loans are available to eligible military members and veterans and offer competitive interest rates with zero down payment.
3) USDA loans: Available to homebuyers in rural areas, USDA loans offer low (or no) down payment options, flexible credit requirements, and the option to finance repairs and closing costs into the loan.
4) State and local programs: Many states and localities offer homebuyer assistance programs, such as down payment assistance, grants, and tax credits. Ask your realtor or lender about local programs for first-time homebuyers.
