Georgetown, Kyle, and Leander topped the list this year. With median prices below Austin, yet still close enough to take advantage of all that the capital city has to offer, these fast-growing cities have plenty of opportunity for home buyers.

There has been a lot of talk about a so-called "sellers' strike" that assumes homeowners are locked in and unwilling to sacrifice their low-interest rates, but a recent study by Fannie Mae suggests a more complex story.

Researchers found that only 29 percent of homeowners with a mortgage are now planning to stay in their homes longer than they’d originally intended, and among that group, only one in five said that keeping their low mortgage rate was the primary reason they are delaying a sale.

That means that the "golden handcuffs" excuse is only holding back 6% of all homeowners with a mortgage.

So what are the other reasons that homeowners are reluctant to sell?

* 19% stated that they just really like their location.
* 13% felt that prices are too high when considering their next home.
* 13% said that they are staying put for job and/or family.

Demographic and generational factors are also a playing a major part, as homeowners are getting older and staying in their homes longer. This confluence of factors are all contributing to the lack of inventory, so even if rates do drop, it's not clear that we will see a massive influx of homes hitting the market.

July market stats have been released by the Austin Board of Realtors. It's been a full year since the market effectively came to a screeching halt, so we have 12 months of data to make sense of this period of stabilization.

Higher interest rates are still impacting affordability, but there are definitely opportunities out there for buyers right now.

If you are thinking about selling your home, it's important to price your home right and understand that it may take longer in this market.

How much money do you need to buy a home?

The amount of money you need to buy a home will depend on a few factors, including the price of the home, your down payment, and your closing costs.

All told, you can expect to need anywhere from 2-30% of the total purchase price available as liquid funds when buying a home. Obviously that’s a big range, but every situation is unique and there is no one-size-fits-all formula.

"I'm just going to wait for the market to crash."

Whenever I hear this objection I get curious. What indications do you have that tell you there is a crash coming? How long are you willing to wait before you determine that we're at the bottom? What do you know that economists and housing experts don't?

Since 1942, median home prices across the country have increased in 73 years, decreased in 6 years, and stayed flat two years. For those of you who like math, that means home values have gone up year over year 91% of the time. Would you take a risk if you had a 91% chance of winning? I would.

But I get it; the timing may not make sense for you right now, but have you actually explored your options or are you simply making a decision based on the headlines?

There are many reasons why I believe that real estate is a sound investment, and I absolutely LOVE helping people realize their dream of buying a home.

According to the Texas Real Estate Commission (TREC) there are currently over 27,000 people holding active Real Estate Salesperson or Broker licenses in the Austin area.

But, did you know that only a tiny fraction of that group is actually actively selling homes month after month?

Your home is likely your biggest asset; you need an experienced, professional Realtor on your team. Don't hire an agent simply because he's Linda's nephew's best friend's cousin who just got licensed and you want to support his new gig. Just. Don't.
