In the past week, the MLS shows 297 active listings and only 121 closingsโa nearly 3:1 list-to-absorption ratio, the lowest weโve seen in almost a decade.
The pendulum has swung, and weโre now in a clear buyerโs market. With inventory increasing and absorption rates dropping, buyers have more options and leverage than ever before.
