Your home looks great in photos, but.... does it smell great too?
Scents are a very powerful trigger and could make or break your first impression with a potential buyer.
Here's what I share with my sellers:
Deep clean or replace carpetsβ
Ever lost something in a carpet and thought, well - that's gone forever. Compound the crumbs, dirt, pet hair, sweat and skin cells over years of use and... you start to smell things. Investing in a deep clean or exploring replacement options is something I typically recommend.
Scrub the kitchenβ
Grease builds up in places you wouldn't think βon top of the fridge, cabinets, microwaveβ and next thing you know, that quaint kitchen starts to smell like an industrial grease trap. Wipe down all surfaces with hot soapy water a time or two.
(And, it goes without saying - avoid cooking fish or foods that give off strong odors ahead of showings (unless it's banana bread).
Open doors and windowsβ
This one's obvious but works great for bringing some fresh air into the mix. Make sure to open multiple windows or doors on opposite sides of the house to create a cross-breeze.
Add scents \*sparingly\*β
There's nothing worse than an overly perfumed room. It could signal to buyers you're trying to mask a bigger problem.
Scents that are getting lots of attention these days -
Santal, bergamot, vetiver, black rose.

Mortgage rates hit lowest level in over a year: report Real estate company Redfin said in a report on Thursday that mortgage rates hit a daily average of 6.34 percent earlier this week. The company cited the recent underperforming jobs report and resulβ¦
"What makes a winning real estate offer these days?"
This is what I've been seeing lately:
The earnest money deposit is at least 2% of the purchase price. This signals to the seller the buyer is serious and committed.
The inspection contingency is waived - instead of including it in their offer, buyers conduct a pre-inspection before submitting.
The buyer has a fully underwritten pre-approval β a "conditional mortgage approval" is considered the most comprehensive pre-approval a buyer can receive.

**β** Commute times: The toil of long commutes wears on you (financially, physically & mentally). Location and proximity to work would be front and center. πβ°
**β** Functional layout: Iβd look for a floor plan that complements my lifestyle, knowing that in some cases, we can make modifications. π π

What matters less:

Life is full of lessons, and Corrin Dial has soaked them all in. Throughout Corrinβs childhood, her parents instilled in her a strong work ethic, as well as the love of family. At the tender age of 14, her first boss advised her to βalways exceed customer expectationsβ, and this is the motto that she has carried with her throughout life. Never tell Corrin Dial that she canβt do something, because she WILL prove you wrong.
Corrin moved from Georgia to Massachusetts, spending most of her childhood in North Andover, enjoying the summers at her grandmotherβs beach house. She was an active child to say the least, playing three season sports, racing on the ski team, spending time with her family, and working numerous part time jobs. This busy schedule helped her learn early on the necessity of proper time management.
You might say that Corrin is a professional βmoverβ, as she has relocated nine times, since the age of 17. She understands the stresses involved with moving to a new area, or even to a new home, and through her experience is able to guide and advise her clients throughout the process.
Corrin graduated from the College of Charleston with a dual degree in Business Administration and Hospitality/Resort Tourism Management. Charleston is also where she met her husband, Miller, who attended the Citadel. Her post college portfolio includes working at Fripp Island Golf and Beach Resort, the Federal Law Enforcement Training Center, and a short stint as a police officer in the New Bern Police Department. In 2016 Miller and Corrin embarked on their journey in the Marine Corps.
After multiple moves, Corrin was able to settle down and hone in once again on her true passion - the hospitality industry. She has found her calling in real estate, and uses her determination, patience and knowledge to help her valued clients find their forever home. Corrinβs first priority is to make her clients happy, making the buying/selling process enjoyable and stress free. She vows to always be available for her clientβs needs, to actively listen, and to use her experiences to help ensure a smooth and easy transition. And of course, she will always βexceed her customerβs expectationsβ.
When Corrin isnβt assisting her clients, you can find her spending time with her husband, golden retriever Storm, and horse Freedom. She still enjoys an active lifestyle from hunting and fishing to training her baby horse, to spending time at the beach with friends and family. She one day hopes to create a non-profit organization for rescuing and rehabilitating abused and neglected horses.
