M O N D A Y MARKET UPDATE - MAY in New Hampshire 🤯

NH Updates:
Average single-family: $465k
Average condo: $400k
New listings decreased by over 18% for single-family homes
New listings decreased by 17% for condosl
Sales are down 23% compared to the same period a year ago, while contract signings dropped over 20% YOY.

Current homeowners, many of whom locked in mortgage rates several percentage points below today’s rates, are delaying the decision to sell.

The delaying sellers combined with the affordability challenges due to current rates are adding to the extremely low inventory.

With only 2.9 months’ supply heading into May, available homes are moving fast, with the typical home spending just over three weeks on the market, according to NAR.

BUYING A MULTIFAMILY IS THE SMARTEST STRATEGY when buying your first home.

You can put as little as 5% down on your loan if you buy it as an owner-occupied multifamily. You can live in one side, and rent out the other unit (s) for one year, THEN you can buy your forever home (or another multifamily) and keep the first multi-family for recurring revenue for your lifetime (or until you want to sell it)!

M O N D A Y MARKET UPDATE - March in New Hampshire
NH Updates:
Average single-family home: $445k
Average condo/townhouse: $360k
New listings decreased by over 25% for single-family homes
New listings decreased by 22% for condos
Nationally, existing home sales jumped 14.5% month-over-month. the 1st monthly gain in 12 months, and was the largest monthly increase since July 2020.
The sudden uptick in sales activity stems from contracts signed early in the year, when mortgage rates dipped to the low 6% range, causing a surge in homebuyer activity.

Monday Market Update - December Data🏠📉

2022 was a turbulent year for the US housing market, as inflation, soaring interest rates, & elevated sales prices combined to cause a slowdown nationwide.

Affordability challenges continue to limit market activity, with pending home sales and existing-home sales down month-over-month & falling 38%, according to NAR.😲

Higher mortgage rates are also impacting prospective sellers, many of whom have locked in historically low rates and have chosen to wait until market conditions improve before selling their homes.

Stubbornly high inflation & soaring borrowing costs have eroded buyer purchasing power & have caused the market to cool rapidly.

New Hampshire December Updates:
The average single-family home is $425k🔥
New listings decreased by 20% for single-family homes YOY📉
The average price of condos in NH is $361k🔥
New listings for condos decreased by over 26% YOY📉

The slowing market means opportunity for buyers! It is a lot less competitive and you can actually negotiate a "good deal" right now!

Monday Market Update - July Data🤯

The US housing market has continued to cool, as rising mortgage rates and record high sales prices have stifled affordability, weakened demand & is pricing out a multitude of buyers.

July is a month when homebuying activity is typically very strong but nationwide, home sales declined for the 5th consecutive month, according to the National Association of REALTORS® (NAR).

But there is a bright spot! The inventory of existing homes continues to climb!

And despite the summer slowdown, homes are still selling quickly, with the typical home staying on market for an average of 14 days.📉

Monday Market Update - June Data📈

Inflation, continuously rising prices, & increased mortgage interest rates have caused a slowdown in the U.S. housing market.🏠🏠🏠

To help combat inflation, which reached 8.6% in May, the Fed Reserve raised interest rates by 3/4 of a point.🤯

With monthly mortgage payments up more than 50% compared to this time last year, the rising costs of homeownership have sidelined many prospective buyers.

In NH this June, new listings decreased by over 6% for single-family homes and decreased by 14% for townhouse-condo properties YOY.

🏠The average price of a single-family in NH is $460k.
🏢The average price of a condo in NH is $353k.

Inventory in NH decreased by 4% for single-family homes and 21% for townhouse-condo properties YOY.

Tuesday Tip - 1031 Exchange🧠

When you sell a real estate investment, you make capital gains, or at least that's the hope. Those profits come at a price, though.💰

You'll owe taxes on the income, which depletes the money you earn. A 1031 Exchange, or "like-kind" exchange is a way around the tax issue.

If you are considering a 1031—or are just curious—here is a summary of the rules:

1️⃣A 1031 exchange is a swap of properties that are held for business or investment purposes.

2️⃣The properties being exchanged must be considered like-kind in the eyes of the IRS for capital gains taxes to be deferred.

3️⃣If used correctly, there is no limit on how frequently you can do 1031 exchanges.

4️⃣The rules can apply to a former primary residence under very specific conditions.

Section 1031 has many moving parts that real estate investors must understand before attempting its use.

An exchange can only be made with like-kind properties, and Internal Revenue Service (IRS) rules limit use with vacation properties. There are also tax implications and time frames that may be problematic.
