The Fed got the cool job market it was waiting for. Will rates fall? 05/05/2024

At the Fed’s policy meeting this week, officials kept interest rates at 5.3%, the highest level in more than two decades. The central bank started 2024 expecting to cut rates several times, but those plans have been delayed by surprisingly stubborn inflation.

Possible two rate cuts by the end of the year... fingers crossed.

The Fed got the cool job market it was waiting for. Will rates fall? Wage growth and hiring slowed in April, prodding investors to slightly increase their bets on rate cuts this year.

As many white-collar employers extend into next year the work-from-home policies they instituted in response to the coronavirus pandemic, a vast amount of vertical space in downtown Seattle is leased but empty.

The vacant space amounts to more than 700 football fields, by one estimate — acres of desks, with knickknacks and mementos that few but cleaning staff, maintenance crews and interior landscapers have seen for nigh on six months.

Last year at this time, the number of listings of homes for sale held fairly steady at a higher level than new sales.

That situation has been turned upside down this year, according to Northwest Multiple Listing Service data for 23 Washington counties: Pandemic or not, in recent weeks people are buying homes at a faster clip than existing owners are offering them for sale.

That imbalance in inventory will tend to drive prices higher. Maybe record low mortgage rates will help buyers afford homes nonetheless.

Prices are on the rise. Homes are selling faster than they have since early 2018. Bidding wars abound. And fewer homes are for sale than any time in recent memory, new data from the Northwest Multiple Listing Service show.

In King County, there were 47.5% fewer homes for sale in June than the same month in 2019. In Pierce and Snohomish counties, the plunge was similarly steep — 47.2% and 52.6%, respectively.

The drop in inventory is driving up prices and sending homes flying off the market in days. In King County, a typical home sold last month for $725,000, a 4.3% bump from last year and a 7.9% rise from May.
