The housing market has favored sellers for the past few years, but with inventory now growing, could that be changing? Here's what you need to know.
WHAT IS A BALANCED MARKET?
A balanced market typically has a five-to-seven-month supply of homes for sale, meaning neither buyers nor sellers have a clear advantage. Prices stabilize, and there are more homes to choose from. After years of sellers holding all the cards, a balanced market would be a welcome shift for buyers. But are we heading there?
CURRENT MARKET CONDITIONS
Starting the year with a three-month supply, national inventory has grown to four months. While still a seller's market, it's less frenzied than before. Mark Fleming, Chief Economist at First American, notes that increasing housing supply improves affordability and weakens the seller’s market. However, the increase in inventory is not enough to cause a market crash.
IMPACT ON BUYERS AND SELLERS
According to Lawrence Yun, Chief Economist at NAR, homes are staying on the market longer, sellers are getting fewer offers, and buyers are demanding inspections and appraisals. This indicates a shift towards more balanced conditions.

Last week, 2,607 residential contracts were reported in MRED's Chicagoland area marketplace. That total was a 10% week-over-week decrease along with a 1% year-over-year increase.
