Congrats to our clients (seller and buyer), who we were able to get to the finish line on this beautifully remodeled home in Baldwin Hills. When listed, the market was challenging with high interest rates and due to naturally going into a slow time of year. Our seller client wanted us to price it well above market price with incentives such as rate buy down/closing cost credits. This strategy did not work because at the end of the day, we were still priced high. However, we persisted, and with the help of our amazing colleague and teammate, Tim , we found the perfect buyers who will love and cherish the home for years to come. They capitalized on the slow market and received an AMAZING deal. In representing both sides, there was transparency that allowed for a smooth escrow outside of unforseen circumstances. With our solution driven mentality, we got it done. The seller wanted to sell the house, and the buyer wanted to buy the house. As long as those two things are in place, everything else will work itself out. No matter the market or situation, we don't stop until we deliver results.

This was one of those great alignment properties. We repped 2 sellers and 2 buyers on this at different times, in less than a year. The first was off market, and the seller was tired of landlording. We had the perfect investor buyer that we brought to the table to make it a seamless escrow. He then remodeled, we placed on the market and found the buyer through our team marketing efforts.

It was an absolute honor to represent the family of this historical monument. Although the lot was zoned to build 60+ units, the building was historical, so we had to market it as such. With our unique process, we skipped into escrow fairly quickly. However, we fell out midway because the buyers at the time were dissolving their business relationship and parting ways. But we had eager buyers waiting who had a passion for historical homes, and we could not be more than happy for them, as we know they will keep remnants of Lady Effie's Tea Parlor alive.

Congrats to our client on the sale of her tri-plex in prime LA/Culver City area.

Our partner, Tim, had cultivated a relationship with her by offering to list one of the units at the property for rent, which is what our client initially wanted to do. Plans changed several months later, and she now had the desire to sell. Her goal was to 1031 exchange into a passive income generating vehicle where she could be completely hands off. After introducing her to the DST model, she was set on proceeding with that.
We knew she had a trophy income property in a coveted area. However, we had interest rates, deferred maitenance on the property, and a tenant paying 60% below the market rate for their unit working against us. We understood that this was going to take a particular buyer who would see the potential but also would pay more than an investor cash buyer would.
We overcame the objections and positioned the property in the most desirable light, generating multiple offers. We eliminated a potential cancellation while in escrow by being solution driven to ensure we met our client's goals.

The fewest # of homes come available for sale in December with November next in line, so prepare for fewer homes on the market. The homes that haven’t been able to sell will likely come off the market which will cause inventory (homes available for sale) to drop fast until the beginning of next year.

We are going to have a tug-a-war between buyers and sellers between the lack of supply and affordability crisis. As inventory dwindles down, the lack of supply will become bigger and trump affordability which will create a robust spring market!
