Excluding the 3 month pandemic lockdowns in the Spring of 2020, the housing sales pace in October was the lowest since February of 2008.

Los Angeles real estate market continued to slowdown in October. Closed sales for houses were 38% down from last year with prices retreating by 2.5% from September. Condominiums and Townhouses performed slightly better with median price increasing by 0.2% and pending sales growing by 7% month-to-month.

Year-to-year inventory growth carried on for single family homes with a small pullback from last month. Limited selection and lack of quality listings are the main reasons for the median price to stay elevated. Some properties, particularly on the west side, are still receiving multiple offers and are selling far above asking prices. If you are thinking about selling your home, right now could be an excellent time. Despite a downturn in the general market there is a chance that your property is the next hottest listing in the area. It all depends on the intricacies of the local market, the quality and the location of your home.

Interest rates will keep growing as The Fed plans on 2 more rate hikes in the near future. This will put even more pressure on the housing market. Expect further sales decline and price drops in the less desirable markets.

End of the year is approaching with many sellers under the pressure of selling their homes before the year runs out. If you’ve been keeping an eye on the property that hasn’t changed the status for some time, make a lowball offer, there is nothing to lose.
