If you are planning to purchase a home , and intend to use you tax refund to pay off debt...DONT pay off debts BEFORE you evaluate financing requirements with a Mortgage Professional (not your Realtor). Loan guidelines do not require certain debts to be paid. However you will need to show EVIDENCE OF FUNDS for Down Payment, Closing Costs,and Reserves! The #1 Reason most people can't qualify for financing is ABILITY TO EVIDENCE FUNDS TO CLOSE!

Mortgage Money Message:
On Tuesday the Federal Reserve decided to stop increasing the Fed funds rate. That's the rate banks BORROW money. The mortgage rates (the rates you borrow for home financing) have improved slightly since around Veterans day. That's because inflationary pressure (cost of goods and services) has shown signs of receeding. Please understand THERE IS NOT ONE INTEREST RATE FOR EVERY LOAN. There are a span of interest rates for EVERY loan program offered. (a lender may offer 10-20 different programs). YOUR interest rate is based on factors defined by YOUR overall financial status (Credit, Debt Ratio, purchase amount, Loan Program needed,etc). Also, please don't seek interest rate information/advice from your Realtor (they help you find and contract on a property ) Obtain proper information and understanding from a mortgage professional like a MORTGAGE BROKER! There is an ease of homebuying taking place in the market that didn't exist a year to 18 months ago. In the 1st quarter of this year, buyers who have been recently been pre-approved have also been able to find and obtain purchase contracts within 30-60 days, which is normal for the Bham Metro market. There has also been a willingness for Sellers to pay some, not all, contributions to Buyer closing costs. Additionally, mortgage pricing has improved which means Borrowers can obtain lowered rates with above par pricing (improved rates and rate cost). Investors are still swarming to lower priced homes (fixer uppers), making affordability competitive for lower income Borrowers. To compete, Renovation financing and Credit & Income Approvals are recommended!

Why its ?
Client is making less money than years before,and needed to refinance his home for lower rate and get cash out to pay down 3 major debts. His credit score was 618. He was turned down by his bank and a retail lender. We were able to place his cashout refinance with one of our 20 NON-BANK lenders at 3%.
