As of August 17, 2024, a few changes were put into place regarding real estate practices. While these changes are not drastic compared to the processes that have been in place for years, here are a few key points you should know as a consumer, especially if you are preapproved with a trusted local mortgage lender and are ready to view homes in person or virtually:

1. If you are a buyer and your agent is using an MLS, (multiple listing service-which populates the homes you see on Realtor.com and Zillow) you will need to sign a written agreement with your agent before touring a home so you understand exactly what services will be provided, and for how much if you decide to make an offer on a home and enter a purchase agreement with a seller.

2. Written agreements are required to be signed before both in-person and live virtual home tours.

3. You do not need a written agreement if you are just speaking to an agent at an open house or asking them about their services.

4. Agent compensation for home buyers and sellers continues to be fully negotiable.

5. Change does not have to be scary, and our agents are here to help you navigate the home buying process and are ethically obligated to work in your best interest.

What is buyer's agency and why it is important to understand:

Much like Listing Agreements between a seller and the selling brokerage, the relationship between a buyer and the Buyer’s agent is typically formalized through a Buyer Agency Agreement.

This legal document outlines the duties and obligations of both the agent and the buyer. It includes details like the duration of the agreement, the geographic area for your home search, the type of property you're interested in, and details of the agent’s compensation.
