We are writing to express our concerns regarding Rechler Equity Partners newest proposed zone change at the Island Hills Golf Course property location in our Sayville community. I urge you to allow for genuine, local representation to discuss its potential impacts. Rechler has stated that, “Together, these substantial changes to the original plan reflect the community input received by the independent advisory committee and address the community concerns raised over the years''. As a resident of Islip, I believe it is crucial that the voices of those directly affected by such changes are heard and considered in the decision-making process, not hand-selected, compensated individuals who live as far away as Nassau County.

Rechler’s newest proposal contains several critical issues to our community that must be rectified. Despite the reduction in the total number of homes and the maximum building height being lowered to 3 stories, the scale of this development remains overwhelmingly large. Currently zoned for significantly fewer residences, the proposed 890 homes represent a drastic departure from the existing neighborhood character and could lead to issues such as increased traffic congestion and strain on local infrastructure.Additionally, while the inclusion of 143 single-family detached homes is a step in the right direction, the community has specifically requested that homes not exceed 2 stories. The fact that a substantial portion of the homes (65%) will still be multi-family rental units suggests that the project may not fully align with the desire for predominantly single-family homeownership in the area. Moreover, while the provision of 10-15 affordable rental homes for adults with disabilities is commendable, it raises concerns about the potential impact on property values and the overall socioeconomic balance of the neighborhood. Furthermore, the possibility of the project being granted an IDA (tax rebate) due to this inclusion raises questions about the financial implications for local taxpayers.

It is evident that zoning decisions can have profound and lasting effects on our neighborhoods, local businesses, and overall quality of life. It is imperative that community members like myself have the opportunity to express their viewpoints and concerns while this new proposal is in-process. Kindly consider that the previous minutes have shown bias and did not capture the true essence of what this community would like to see on this beautiful parcel of land. Currently, many Islip residents feel that there is a lack of trust in the process for a zone change of this magnitude, and allowing our local community to have a voice at this table would provide a platform for open dialogue to build better trust between residents and our local government. It shows that the Town of Islip values the input of its citizens and recognizes the importance of collaborative decision-making in shaping the future of our town.

In conclusion, I respectfully request that you prioritize community engagement by permitting local representation to actively participate in discussions regarding the proposed zone change. I also request that the Town of Islip commit to a Hamlet Study, particularly in Sayville and surrounding areas that will include all community members and stakeholders. This will enable us to collectively address concerns, explore potential realistic alternatives, and work towards solutions that benefit all stakeholders involved.

Thank you for considering my request. I look forward to your positive response and to continuing to work together as a community.

Respectfully,

Greater Islip Association
