Why is it important to use an escrow
company?
Security is one of the biggest advantages of using an escrow company. The job of the escrow company is to protect all parties. Almost nobody would consider buying a home without using a neutral third party, typically called the escrow holder. There's just too much risk involved.

Escrow is a neutral third party that
serves as an intermediately between buyer and seller
during a real estate transaction. Escrow handles the money
and brings every piece needed to successfully close the
sale.
Escrow companies coordinate with all the different people
involved to make a real estate purchase happen. Escrow
companies coordinate with: the Buyer, the Seller, the
Listing agent, the Selling Agent, transaction coordinators,
the Buyer's lender and their appraiser, the seller's lender,
the HOA if there is one, the title company, the termite
company, insurance company, home warranty company,
and retrofit company, package shipping companies, and
traveling notaries, etc. Escrow makes sure each state
required item is completed and taken care of before
closing. Since California is a heavily regulated state, there
is a lot of things that are required by law in a normal real
estate transaction.

parties involved are all working together for a common

The 593 Form must be submitted
to the California Franchise Tax Board at the close of every
real estate transaction, regardless of whether you are
exempt or need to withhold.

What is property tax proration?
PROPERTY TAX FISCAL YEAR STARTS JULY 1ST.
Payments are split into two installments annually. The
property owner is either paid through June 30th or Dec
31st. Escrow credits or debits the prorated amount
accordingly.

What is the STATEMENT OF
INFORMATION and why it is important for the Seller and Buyer to complete!
The SI (Statement of Information) is extremely important in
a real estate transaction. Make sure your clients complete
the form right away. The Sl establishes and confirms
identity. Some clients are wary of providing their personal
information on this form but we take extra precautions in
securing this sensitive information.

Let’s discuss the difference between ACH and Wire Transfers! What's the difference?
Oftentimes, clients will try to send money via ACH transfer
to save on the transfer fee. It's a good idea to advise
clients NOT to send ACH. Let them know the typical wire
fee is around $30, and they must choose the same-day
transfer option if initiating the wire online. Usually bank
tellers know not to send escrow money via ACH so having
the client go to the bank directly is an option will always tell our clients. We do accept personal checks for the Earnest Money
