✅ Provide appliance manuals and/or warranty information.

✅ Communicate with buyer ahead of time about items that may be helpful to leave in the home (ie extra paint, storage cabinets, etc) to make sure buyer would like these items to transfer.

✅ Assist with the transfer of utilities. Often, utility companies require a transfer form from the seller of a home.

✅ Provide general information on maintenance of systems (vendors used, how often, etc)

Let’s talk home browsing — in the middle of the night — perhaps after a couple beverages.

We all do it. You do it. I do it.

BUT WHY DO Y’ALL PUSH THE “I’M INTERESTED” BUTTON AND THEN GO INTO THE WITNESS PROTECTION PROGRAM THE NEXT MORNING WHEN THE REAL ESTATE AGENT REACHES OUT TO YOU?

The 5 things I NEVER do when representing buyers and sellers ‼️

1️⃣ I never consider “recently sold” properties to be the best market comparison. If there is a comparable property on the market or with an accepted offer, I’m on the phone with the listing agent to better understand how much interest they have had in the property.

2️⃣ I never assume potential buyers are reading the fine print. Buyers have information overload. During showings and open houses, I post signs that point out important details about the home in each room.

3️⃣ I never show up to an appraisal empty handed. I want that appraiser to know everything I know and walk away with that information including property upgrades, off-market sales, etc.

4️⃣ I never consider an expired or withdrawn property to be unavailable to my buyer clients. If the property fits the needs of my clients, I call and ask if it can be shown.

5️⃣ I never hesitate to pick up the phone. Emails and texting are fantastic options in many ways, but a phone call will often glean more information to help my buyers and/or sellers make an educated decision on how their next steps.

What is one to do during an unexpected Monday home with one of the roommates who is under the weather? BAKE!

This is our tried and true, absolute best sugar cookie recipe 👇

Sugar cookies
6 cups flour
3 teaspoons baking powder
2 cups butter
2 cups sugar
2 eggs
2 teaspoons vanilla (or almond, or whatever sounds good)
1 teaspoons salt
cream butter and sugar until light and fluffy
add eggs and vanilla
mix well
mix dry ingredients and add a little at a time to butter mixture.
mix until flour is completely incorporated and the dough comes together
chill for 1 - 2 hours
roll out and cut
bake on ungreased cookie sheet for 8 - 10 minutes at 350 degrees or until bottom starts to turn brown.
makes one million cookies :)
**hint** set out all the butter you need because when you bake all your ingredients should be the same temperature, otherwise they don’t incorporate correctly
