I was driving the other day to show a home and I saw a sign with low interest rates and it made me think about refinancing your home loan and how it always makes us have a knee-jerk reaction to low interest rates.

My goal in life is to help you sell your home for the most money in the shortest amount of time.
To do this, the price of the home must be as accurate as possible on the first day of the listing.
Otherwise you lose time and money by pricing it too high with an unrealistic expectation.
If you price it too low, that could have a negative connotation with the marketplace as well.
Price your home by reviewing all of the sales data of the most comparable homes and factoring all of the relevant market data such as amount of inventory available, demand of buyers and the local economy.

The number one room that attracts homebuyers to buy is the kitchen. So why not make sure it's picture perfect when it's time to sell, after all nobody wants to see dirty dishes in the sink or an overflowing trash can.
Trust me, I see this all the time.
Here are 4 staging tips specifically for your kitchen.
1 - Clear the counters of all the things except one or two small appliances you use every day, like a coffee machine or a blender, a canister filled with utensils, and a bowl of fruit or a vase of flowers.
2 - Always wash the dishes and put away in a cabinet.
3 - Empty the trash and put the can in a pantry or cabinet out of sight.
4 - Wipe down all counters and appliances.
Do these tips and your kitchen will appear more open and inviting!

Have you heard of adding an appraisal gap allowance into your offer?
An appraisal gap allowance is an amount of cash a buyer will agree to pay for, if the appraised value comes in less than the contract price.
This type of offering is common in an appreciating market because each home sold next is at a higher price and it could be difficult to find comparable sales to support the appreciating value.
This is an attractive feature in an offer to a seller and may be the advantage you need to get your offer accepted.

What are the 3 most common seller mistakes made?
Number 1 - Thinking their home is worth more than it actually is. They list for too high and spend too much time on the market losing out on the window of opportunity.
The 2nd mistake is they hear it's a seller's market where homes sell in 1 hour flat with multiple offers so they decide not to prepare the home for sale. This could cost them tons of money down the road.
And number 3 is they list it on their own thinking that the home will sell quickly and for a high price. The stats show that most for sale by owner homes end up listing with a professional agent and they put more profit in their pocket by doing so.

In today's market homebuyer's are made to make decisions quickly which can sometimes lead to buyer's remorse.

1 - Do your due diligence on the home's condition prior to making an offer on the home and during the inspection period.
2 - Offer a price that you feel good about spending. If you don't feel confident about the purchase price, it may not be the right home for you.

Things overheard in a seller's market: Homes are selling in hours.

Do people actually buy homes without seeing them in person? Yes they sure do!
In today's seller's market, there is a lot of competition amongst home buyers.
Homes sell within hours sometimes and for some it may be difficult to view the property in the first hour that is listed for sale.
So how do they buy a home sight unseen?
First they hire a proactive agent (like myself) to be their eyes and ears for new listings.
Once I'm notified that they love a newly listed house, I'll head to the home immediately to record a walk through video tour and connect over a Facetime/Skype call.
If the home buyer likes what they see, we'll write an offer on the spot to submit it to the seller.
You have to stay competitive in this market and this happens to be one of my strengths to make sales happen for my customers!
