If only I'd known these 2 things about real estate way back when I purchased my first home.
When shopping for a home, stay firm on your must-haves but be flexible with the smaller stuff.
Negotiations are about giving and taking - it's a meeting of the minds to make both the buyer and the seller happy. When that happens, everyone wins!

FUN FACT: Did you know that buyers look at 9 homes, on average, before they make a buying decision? This is according to the National Association of Realtors in its Profile of Home Buyers and Sellers annual report.
When you purchased your home, were you over or under this number? Let me know in the comments below!

I was driving the other day to show a home and I saw a sign with low interest rates and it made me think about refinancing your home loan and how it always makes us have a knee-jerk reaction to low interest rates.
You see, there are other reasons to consider for refinancing your loan other than industry low interest rates.
Things like how long do you plan on staying in your home?
Do you have enough equity in your home to eliminate PMI? See my post a few squares back about PMI.
Are you looking to tap into your equity cash for a remodeling project?
If you've seen the low interest rate signs and are interested, let's chat first to see if it's the best solution for you today.

My goal in life is to help you sell your home for the most money in the shortest amount of time.
To do this, the price of the home must be as accurate as possible on the first day of the listing.
Otherwise you lose time and money by pricing it too high with an unrealistic expectation.
If you price it too low, that could have a negative connotation with the marketplace as well.
Price your home by reviewing all of the sales data of the most comparable homes and factoring all of the relevant market data such as amount of inventory available, demand of buyers and the local economy.

The number one room that attracts homebuyers to buy is the kitchen. So why not make sure it's picture perfect when it's time to sell, after all nobody wants to see dirty dishes in the sink or an overflowing trash can.

Trust me, I see this all the time.

Here are 4 staging tips specifically for your kitchen.
1 - Clear the counters of all the things except one or two small appliances you use every day, like a coffee machine or a blender, a canister filled with utensils, and a bowl of fruit or a vase of flowers.
2 - Always wash the dishes and put away in a cabinet.
3 - Empty the trash and put the can in a pantry or cabinet out of sight.
4 - Wipe down all counters and appliances.
Do these tips and your kitchen will appear more open and inviting!

Have you heard of adding an appraisal gap allowance into your offer?
An appraisal gap allowance is an amount of cash a buyer will agree to pay for, if the appraised value comes in less than the contract price.
This type of offering is common in an appreciating market because each home sold next is at a higher price and it could be difficult to find comparable sales to support the appreciating value.
This is an attractive feature in an offer to a seller and may be the advantage you need to get your offer accepted.

What are the 3 most common seller mistakes made?
Number 1 - Thinking their home is worth more than it actually is. They list for too high and spend too much time on the market losing out on the window of opportunity.
The 2nd mistake is they hear it's a seller's market where homes sell in 1 hour flat with multiple offers so they decide not to prepare the home for sale. This could cost them tons of money down the road.
And number 3 is they list it on their own thinking that the home will sell quickly and for a high price. The stats show that most for sale by owner homes end up listing with a professional agent and they put more profit in their pocket by doing so.
Making these kinds of mistakes is costly. If you're thinking of selling, let's meet so we can review a plan to sell for you.

In today's market homebuyer's are made to make decisions quickly which can sometimes lead to buyer's remorse.
Here are 3 ways to avoid this so you can happily close on your new home:

1 - Do your due diligence on the home's condition prior to making an offer on the home and during the inspection period.
2 - Offer a price that you feel good about spending. If you don't feel confident about the purchase price, it may not be the right home for you.
3 - Always view the home in person, when possible. If not, check my post a few squares back on how to purchase the home sight unseen.

Things overheard in a seller's market: Homes are selling in hours.
Homes are selling for over list price.
Homes are selling with no contingencies.
Homes are selling even if they're not in good condition for full asking price.
While it may seem "easy" to sell a home during a seller's market, that is actually farthest from the truth. Take it from me, an experienced agent who is in the trenches every day.
Now more than ever it's important to hire the right agent to help you navigate through the challenging home selling process.
Hurdles come up and it's important to have someone on your side who knows how to get over them and keep your home sale moving forward.
DM me if you or anyone you know is thinking of selling and let's chat!

A popular question I often get asked is what are the most popular design trends in a home that will not only improve their home but give them a nice return on investment.
Most sellers ask me this when they're about to make updates to their home prior to selling and home buyers ask me this after they move into a home and want to make it their own.
Built-in cabinetry fit to design a large accent wall is a timeless trend.
To keep your built-ins fresh & updated, consider 3 things - the color of cabinetry that is trending, the style of cabinet doors that are popular and the color and type of hardware that are used.
Bonus tip is that changing out the hardware is an inexpensive way to give your cabinets a new, modern update!

Do people actually buy homes without seeing them in person? Yes they sure do!
In today's seller's market, there is a lot of competition amongst home buyers.
Homes sell within hours sometimes and for some it may be difficult to view the property in the first hour that is listed for sale.
So how do they buy a home sight unseen?
First they hire a proactive agent (like myself) to be their eyes and ears for new listings.
Once I'm notified that they love a newly listed house, I'll head to the home immediately to record a walk through video tour and connect over a Facetime/Skype call.
If the home buyer likes what they see, we'll write an offer on the spot to submit it to the seller.
You have to stay competitive in this market and this happens to be one of my strengths to make sales happen for my customers!

Have you been hearing that multiple offers are being submitted on every property and wondering what the best way is to win in a multiple offer situation?

You’re not alone. Navigating multiple offers as a home buyer is challenging. Here are a few pointers to strengthen your offer and make it stand out in the eyes of the home seller.

These are the tips that have been working for my buyers to get their offer accepted:

1 – Do a market analysis and offer a very competitive can’t-say-no purchase price.

2 – Have your financing in order and offer a substantial deposit and a large down payment on the loan.

3 – Be flexible and work with the seller on the closing date, inspection period and contingencies.

4 – Put the human touch in your offer and explain what it means for you to buy the seller’s home.
