We had a seller contact us today whose house we bought in 2019. Her Mom passed away and the seller still had the magnetic business card we gave her on the fridge. Guess we're buying another house. He was a wonderful man!

The greater national real estate investor community lost a good man in Dyches Boddiford this week. He touched so many lives. Hewill be greatly missed.

I don't know a bunch of real estate "gurus" that I admire as much as Marketing Magic Lady - Kathy Kennebrook.

She's been super-successful in a whole slew of strategies for decades, but that's not why.

Part of the why is that she's STILL super-active in the real estate business; she never went down the path of giving up real estate and making all her money in education, like so many do.

Part of the why is she LOVES educating--she's not cynical or jaded, and she doesn't 'phone it in' even after all these years.

But I think that the biggest part is that she 100% agrees with me that direct mail is the best way to find off-market deals, and that off market deals are the best deals, and that most people do it completely wrong because they don't understand the finer points of who/what/how often/when and how to follow up and organize.

What she teaches--finding off market deals and looking at less-competitive asset classes like land--is CRAZY-relevant in the market right now.
