After all these hurricanes we are looking forward to getting up to Kentucky and Ohio in two weeks where I will be speaking at OREIA National Summit this year. I can't wait to see everyone!!!! We finally got out for a drive this morning to check on all of our tenants. There is a lot of damage everywhere but all of our properties were fine. One of the things we make a practice of is keeping the trees trimmed way back on all of our houses. Both of our condos were fine as well. One of those is our latest rehab. Once that one is finished it will be sold. So the only house with damage was ours. It's kind of frustrating right now. With phones down everywhere we are having a hard time getting hold of any of our vendors. Our biggest problems are the big tree down in the front yard and we don't have a chainsaw, the siding that is off the side of the house caused water intrusion in the family room and something is wrong between the balcony on the second floor and the beam in the garage because it was raining in the garage. Insurance company told us to leave the garage door open as much as we can to help it dry out. However with seeing all the damage we saw today we are incredibly grateful!!!! And with the full home generator we are cool and comfortable.
You know what I love? I love when a tenant calls and asks if they could please renew their lease for another year even though their lease already auto renews for another term with increased rent. He wanted to make sure we would let his family stay. This is what happens when you go through the right approval process from the very beginning. This will be year number 6 for him.......of course he can stay :)
Marketing Tip- I always like to keep testing those things I am teaching my students so after vendor meetings on the house we are currently rehabbing I was ready for a break and frankly I like driving for dollars. We picked 2 middle income neighborhoods that we like and drove for an hour this afternoon. The top was down which is a great way for me to get some vitamin D 🙂 Now we did this driving later in the day when folks were home from work because frankly sometimes people actually live in those ugly homes that look vacant. So anyway we found a total of 8 vacant houses, a vacant duplex and 2 for sale by owners. I have not followed up yet with the FSBOs. I will do that tomorrow. And 5 of the vacant houses look like they could be real possibilites. All of them are out of area owners and all have owned the homes for a long time. I'm pretty interested in the duplex too. We stuck flyers on the doors of all the houses we saw and the duplex and they will get letters immediately and will get followed up with a phone call if I can get phone numbers. If I can't find the phone numbers I will use the awesome skip tracer we have on our team. But in any case all 5 of these ugly, potentially cute little houses will get followed up on. That's how you get the deals in this business that no one else knows about. I will let you know how it all turns out. In this business you have to have multiple ways to find motivated sellers. We had a seller contact us today whose house we bought in 2019. Her Mom passed away and the seller still had the magnetic business card we gave her on the fridge. Guess we're buying another house. You have to love referrals and primo marketing techniques like magnetic business cards! You also have to remember to have integrity in every deal you do. The number of referrals we have gotten from sellers we have worked with over the years is staggering to me. New direct mail campaigns went out today to probate and estate and inherited properties. Based on our demographic here in Florida these are always good lists to work from. The greater national real estate investor community lost a good man in Dyches Boddiford this week. He touched so many lives. Hewill be greatly missed.
