Today alone, I received three emails that are WIRE TRANSFER FRAUD. Please please please, do not wire transfer money to any title company, or anyone for that matter, without:
a) Do it in person at your bank if you can, and
b) Have your bank call the receiving bank and verbally verify the wiring instructions.
People have lost thousands and thousands of dollars with this fraudulent tactic. Please be very careful.

Mortgage Rates Plummet to a New Record Low, Adding Fuel to the Housing Market The already hot housing market is likely to heat up even more. Mortgage interest rates continued their downward descent, hitting yet another record low.

10 Ways to Accidentally “UN-APPROVE” your Mortgage direct from the Mortgage Goddess!

1. Do not go from being a W-2’d employee to being Self Employed, AND do not quit your job. When you are a full-time, salaried employee, your lender considers you “stable.” This is why you can get approved for a mortgage with just 1 day of W-2 job history. The lender knows your next paycheck is just right around the corner, and how much you’ll be paid. For the self-employed, that guarantee is absent. Lenders have to see consistency of income. Unless you have two full years of self employment income, on a tax return, you will not get to use your income for mortgage qualification purposes at all. Furthermore, the self employment net is wider than you think. It does not include just company owners. Self employed includes business owners, persons owning more than 25% in any entity, and W-2 employees whose salary is comprised of more than 25% percent paid in bonus or commissions. So, while your loan is in process, do not quit your job, do not start a new company, and most certainly, do not switch from a salaried position to a commissioned one. Each could ruin your approval.

Florida is always a tad bit higher than what you see in general online. Unfortunately, we're still in the top 5 states carrying the highest rate of fraud - so sad. So please be careful when shopping. Before you hit the forbearance button, let's see if we can do a refinance for you first. The objective is to cash out for the months of expenses you will need. This is different than 2008. People have equity today whereas in 2008 they did not. But please call me first before you hit that button. Once you're in forbearance I cannot help you.

If you haven’t run the numbers on a refinance, you really should. I’m here for you. Possible advantages:

• Lower interest rate.
• Lower monthly payment… or lower the years of indebtedness.
• Cash out may be available to consolidate additional, higher interest rate debt.
• You get to skip a month making a payment while in transition to the new loan.

• You get your escrow account balance refunded to you after the old mortgage is paid off.
