More people closed in December than November, homes sat on market longer, AND the average home price went up 😳
To recap all of 2022 -
June had the highest Median Sales Price at $495,070
June also had the lowest days on market at 24
And you guessed it, June had the most closings for 2022 at 4257!
What does Decembers market stats mean if you’re looking to buy in 2023?
As I say often, no one has a crystal ball, but buyers let’s talk if you’re thinking about buying, about what you most likely need to prepare for if you’re ready to buy in the near future. Things could always change, myself and many of my agent friends have been seeing multiple offers on properties lately, also we seen properties that have not. So let’s talk if you’re wanting to get into a home this year and make sure you’re on the right track.
What do these stats mean if you’re looking to sell in 2023?
Again, no one has a crystal ball, but if this is your time to sell your Nashville home, you need a knowledgeable agent who can help you market your home and get it ready to sell! Homes are sitting longer, which means your home will likely sit longer and that’s okay! Make sure you have a game plan with your agent about what to do when your home sits too long for your comfort, while also realizing 30 days is normal!

As we inch closer to winter, I suspect these trends will continue. ❄️☃️
Is now the right time for you to buy or sell? Well, I can’t say. It may be, it may not be. I just spoke with a seller client this morning and advised that for them, it’s probably not exactly the right time. I am also currently helping two families with buying, as it is the right time for them; while at the same time advised another buyer to wait as it just isn’t the best move for her right now. Average home values, also down.
Homes are sitting on the market longer than last month.

What does that mean for sellers? 🧐
Buyers have more options today than last month, but fewer buyers are actually closing. If you’re selling your home, you need an expert strategy and realistic expectations. The days of 40k over list are gone and while some sellers are still seeing multiple offer situations, sellers who refuse to accept the market shift and demand buyers bend over backwards to buy their home, are not and more importantly, their homes are not selling.
Offering to help buyers get into the home, staging and professional photos, and correctly pricing your home right off the bat are all ESSENTIAL right now.

Although rates took a turn for the better today 🥳 they will likely not be returning to 2-3% status any time soon, at all. Saving your money and being disciplined in your home quest is absolutely crucial right now.
