On the interest rate side, we saw 30 year fixed rates drop by almost 0.20%. That's about $25/m difference monthly on a $200k home.
What does this mean for you as the consumer?
Buyers? Don't bother looking in the market unless your pre-approved. It's a waste of time. Be prepared to see multiple offers frequently and get aggressive on your offers, your likely going to have to do something that makes you uncomfortable. Seek discomfort but don't be stupid. Lastly, don't lose hope if it takes a few homes and SAVE SAVE SAVE money.
Renters? It's only going to get more expensive to buy a home. Data shows this repeatedly. Buy if you can, save if you must. Save aggressively.
Sellers? You control the market. You have the shiny object of every buyer desires (most). If you're thinking of selling your home, now is a great time. Your house is what many buyers are looking for, and its value has likely gone up more than you think. Even though interest rates for buying a new home are higher now, selling your current home could give you extra money. This extra cash could help you pay off credit cards or loans, which often have higher interest rates. I need to set the record straight, and these messages I stumbled upon in a professional group really bring home a point that’s often overlooked. I felt inclined to share this information.
Listen up: In Real Estate, there’s no such thing as a free lunch. If I take a buyer to a property and we don’t write an offer, we don’t seal the deal at the closing table, I walk away empty-handed. The same goes for selling; no closed deal, no commission—period. It’s that simple. My time, my marketing (sometimes quit e a chunk of money), my expertise—all for nothing if there’s no closing.
Let’s bust a myth while we’re at it: contrary to popular belief, you don’t need an Agent to buy or sell Real Estate. But are you equipped to handle such a task? Are you ready to handle the legal pitfalls, the negotiations, the market analysis? Do you really know what to look for when evaluating the price of your home or are your emotions tied to that value? Can you disassociate yourself with those emotions and look at it objectively? Do you have the relationships with important industry professionals? What are you going to do when something big pops up? Are you self aware enough to not put your foot in your mouth when negotiating? Most aren’t. That’s what I’m trained for and that’s what I do.
So, make no mistake, if we’re working together, I expect a firm commitment, inked and secured by a contract. I’ve been burned before, even by those closest to me, so I don’t take commitment lightly anymore.

The more I think the more it saddens me to hear about yet another tragic inicent that took place in my Hometown.
The small town of Lower Burrell, PA, is deeply mourning the loss of David Magill aka “Mogie,” a true pillar of the community. David was synonymous with Lower Burrell, especially through his role as the Business owner of Mogies, one of the town’s few restaurant and bar establishments. As the driving force behind Mogies, Mogie was a beacon in the community, contributing immensely to everyone from the youth to the police and first responders. He created a welcoming space where many of us felt a sense of belonging and where we all shared countless laughs and timeless memories. Many of us that knew him knew of his profound care for his family and the community. His absence will be profoundly felt in Lower Burrell, as he was a unifying figure who significantly impacted the town. His legacy will live on. This tragic loss, resulting from a senseless act of violence, has left a lasting void in the community. It won’t be quite the same in the Lower Burrell without him.
As someone who has moved away from Lower Burrell, albeit not far, I’ve found myself reflecting on the profound impact Mogie had on our small town. His passing has brought a newfound appreciation for what he brought to our community and ultimately what it means to be a part of a community, a reminder of the deep connections and sense of belonging he fostered. Though I’m no longer a resident of Lower Burrell, the lessons learned and the sense of community he nurtured remain with me. He was known and loved by so many in our little town. My heart goes out to his family and especially his son Patrick Magill during this incredibly difficult time. The loss of such a significant figure is deeply felt, not just in the immediate vicinity of our town but also by those of us who have moved away yet still hold Lower Burrell close to our hearts.

My Story
I am a Pittsburgh native, born and raised. I grew up in the small town of Lower Burrell, PA. The little town is located just north of Pittsburgh, PA. Growing up, I was involved in several extracurricular activities. Some of those extracurricular activities I was involved with included the following: Baseball, basketball, football, rugby, and bowling. Football played the biggest role in my life growing up and it helped mold me into the man I am today. In my youth I didn’t know how these things would help shape me, but I knew if I worked hard it would be worth it. I learned some great lessons growing up and I certainly met some phenomenal people. I carry all of these great memories with me everyday. You see, I may be a Real Estate Agent now but my story isn’t much different than anyone else’s. Hard work and dedication were a must in everything I did when I was younger.
