2. Time to check your credit score! I always recommend just meeting with your lender (I have recommendations if you need them!) and they can pull your credit for you and give you a plan. But, if it's going to likely be 6 months-a year until you start house hunting, you can check your credit score on sites like Experian, Equifax, Myfico.com and annualcreditreport.com.

Plot twist: You're nervous you won't be pre-approved to buy a home but end up being approved for a LOT more than you ever planned on spending. 🤯
This happens more often than you think. Because lenders consider more than just your credit score, it's not uncommon to find out you're pre-approved for thousands and thousands of dollars more than you ever dreamed of spending.
So what should you do?
It's tempting to throw caution to the wind and start looking at homes near your top dollar, but I always remind my clients to think about their lifestyle and spending priorities.
For example, do they go on an annual vacation with their family they need to save for throughout the year? Do they get their hair and nails done each month? Do they spend money on entertainment like going to the movies or trying new restaurants every weekend?
These "little" expenses add up every month, and if you really don't want to give them up anytime soon, you need to give yourself some margin in your budget so that you can keep up with your extra expenses.
Moving into a big, beautiful house becomes a lot less exciting when you can't afford to do anything outside of it. Your new home should bring FREEDOM, not make you feel captive to your monthly payment.
If you're planning on moving later this year, start making a list today where you track your expenses, both necessities and extras. This way, when you start the buying process, the budget YOU feel comfortable with is clear and you can buy a home with confidence.

Ask any homeowner...most will tell you they only wish they purchased a home sooner. If they would have bought the same house 5 years ago, they could have spend X amount of dollars less.
I believe we will be saying the same thing 5 years from now. Because while there are dips in the market, as a whole, real estate value continues to increase.
So maybe instead of asking "How much will buying a house cost me right now?" we should ask ourselves, "How much will it cost me if I WAIT to invest in real estate?"

Walking buyers through homes, I've noticed a pattern: when we walk into homes that are clutter free and staged well, client's get excited and picture themselves living there (even if it's not the neighborhood they had been eyeing or the floor plan they were hoping for).
And when we walk into homes that are cluttered, they feel like they're snooping around someone else's home and they walk through the home much faster because they don't feel like it could be theirs.
Clutter can make or break a sale. So what can you do about it?
Well first, let's define clutter. Clutter is more than just stacks of paper or the random things that sit on your counters. Clutter is anything that makes your home feel untidy or too full.
Decluterring can mean donating things you don't need anymore, but when preparing to sell, it can simply mean pre-packing. Either way, decluttering your home NOW will not only make listing your home later easier for you, it will also make your home easier to tidy and maintain today!

"Let's list it for THIS and just see what we get!"
"I sold my house for $50k over listing price!"
"We purposely priced it low just to get a bunch of buyers and got way over asking!"
These are all statements you've probably heard from friends and family who have sold their home the last couple of years.
There was a time when a house would sell before agent's finished putting their For Sale sign in the ground.
It's all different territory right now, and while that may feel disappointing to potential sellers, I'm confident not all hope is lost.
When I meet with sellers, we talk about all the important things like pre-packing and staging, necessary repairs, market data, etc. But perhaps none of these topics are as important as pricing your home right from the start.
To accurately price your home, I look at comparable homes in your market to see what they've sold for in the last couple of months. I then compare your home's features and current condition to those homes to come up with a price I think an appraiser would agree with.
You as the owner get to decide what you list your home for, but you hired your agent for a reason. Trust their expertise and judgement. If you're unsure, interview another agent or two to see what they think.
But don't go with the agent who gives you the highest price just because they want your listing. Overpriced listings hurt your bottom line every time, so stay realistic. Your best chance at making top dollar on your home is pricing it right to begin with!

Your Pinterest boards are filling up and your wish list is being made! One thing that I remind buyers to consider is what features they might need in the future.
Think about how long you’re planning on living in the house and make sure that it’s going to have what you need for longer than just “right now.”
One of the biggest causes of buyer’s remorse after purchasing a new home is that buyers didn’t think about how much space they actually need (sometimes they buy a house with too much space they can’t fill up and have to clean or it could be that the house is too small for their quickly changing needs).
