Exactly two weeks ago, I attended my first Women’s Circle.

To my surprise, this was what so many women have been looking for. It’s nothing like a networking event. It’s more.

It’s a sacred gathering where women of all backgrounds come together to support, empower, and encourage one another. In this space, we create a nurturing environment where every woman is seen, heard, and valued. This is more than just a meeting; it’s a chance to connect deeply, share stories, and uplift each other. Every voice matters, and every experience adds richness to our collective wisdom.

Oh and I could not forget to mention @carly_klima_rogers amazing chocolate chip cookies 😍 They are healthy too. Non-Dairy, Gluten Free. YUM. I had like probably six of them! Lol!

Hello Realtors 👋! A new Property Condition Disclosure Statement (PCDS) will be required starting March 20, 2024. Friendly Reminder: Escrow Signature ✒️ If you are a listing agent of a property, please remember to sign the escrow signature line on page 8️⃣ of the contract. This is something that seems to be frequently missed so I am here to remind you! As your friendly TC, it would make things run so much smoother. It is a compliance based requirement from most brokerages out there so it's a friendly reminder for all!! 😌 Note: It may not always be the listing agent that signs. It is whoever holds the deposit check in escrow for the entire transaction. In other cases, it could be an attorney. Happy Monday!! We often hear this word within every transaction: TITLE I often encounter confusion from agents when it comes to Title Search & Title Insurance. So let’s break it down 👇🏻 📌Title Search: This is ordered by the seller’s attorney. A background check is conducted by the title company to find out if there are any liens, encumbrances, etc on the property. We always hope for nothing but there is never a guarantee. Note: A new updated search may not need to be ordered based on the date of the original search, this would be decided by the seller’s attorney and if the buyers are willing to accept it with such date. 📌Title Insurance: This is ordered by the buyer’s attorney, upon receiving the search and survey. There are two types of title insurance policies. One for the buyer and one for the lender. This protects both parties from any liens, encumbrances, etc on the property for the entire time of ownership. The title is the document that proves legal rights to the property. Within a transaction there are two different processes that occur to transfer over the title to the new owner. Interested in knowing more about the process?!
