MARKET UPDATE!!!

Mortgage bonds opened flat this morning as the market gets ready to digest the closely watched jobs report. The jobs numbers came in today much weaker than market expectations, showing 210,000 jobs were created last month vs. market expectations of 550,000. The weak numbers may create more uncertainty regarding the Fed's plans to accelerate the tapering of its bond-buying program and increase interest rates. This uncertainty may cause some volatility in the financial markets. The Fed is scheduled to purchase up to $5.266 billion of mortgage bonds today.

You May Want to Lock Your Rate Before the Retail Sales Report Gives the Market a Second Jolt of Reality!

1: What's Going on in the Economy This Week?

The retail sales report for October is scheduled to come out this Tuesday. The market is expecting a 1.1% increase from the prior month. A larger than expected increase could cause bond prices to decline, and interest rates to start rising. That's because the Fed may start increasing rates sooner than expected if the economic recovery continues to gain strength.

2: Why does it matter?

The Fed announced two weeks ago that it would start taking steps to increase short-term and long-term interest rates in the economy. The pace at which rates will rise depends on two things: the inflation numbers and the strength of the economic recovery. The market initially shrugged off the Fed's announcement. However, when the inflation numbers came out last week much stronger than expected, it jolted the bond market into reality, causing interest rates to jump sharply. If the retail sales report also comes out this week stronger than expected, the bond market may get a second dose of reality, and interest rates may continue to rise.

3: What should you do about it?

Consider locking your interest rate while you can! Mortgage rates are still at or near record lows. However, they could start to rise rapidly as the economy continues to recover.

What's going on and why does it matter?

Mortgage bonds are attempting to rebound although they are still trading in negative territory below their moving averages. The minutes from the Federal Reserve September monetary policy meeting released yesterday afternoon indicated the Fed is likely to start tapering its bond-buying program in November. This is in line with market expectations, and the market seems to have already priced this into current bond prices. On today's economic calendar, initial jobless claims and wholesale inflation (PPI) both came out slightly lower than market expectations. Several Fed policymakers are scheduled to give speeches and the Fed is scheduled to purchase up to $5.381 billion of mortgage bonds today.

Can you believe the loan limit is changing already!!! $625,000. Not even a year has gone by since the last change. 2016 we were at$417,000. In basically 5 years we have increased over $200,000. What are your thoughts?
