March 2024 Housing Report

Home prices held steady in March in Fort Worth, with the median home price at $329,995, a 0.3 percent increase from March 2023.

Inventory continued to climb as home sellers who have been waiting for the right moment to list their homes started to make some moves. Fort Worth inventory in March was 2.7 months and Tarrant County was 2.6 months. Though the movement is in the right direction, the need for available homes is still great. The Texas Real Estate Research Center at Texas A&M University states that 6.5 months of inventory would represent a balanced market.

“Now that mortgage rates have stabilized, the spring buyers and sellers have started to enter the market,” said Blake Barry, 2024 President of the Greater Fort Worth Association of REALTORS®. “Having a financing plan in place and a REALTOR® you can trust will be essential to moving quickly when the right home hits the market.”

Active listings were up 29.9 percent year-over-year in Fort Worth in March, and days on the market decreased to 50. In Tarrant County, the increase in active listings was 28.8 percent, in Johnson County it was 32.4 percent, and in Parker County it was 20.7 percent. However, closed sales were down year-over-year in all three counties.

"While modest sales growth might not stir excitement, it shows slow and steady progress from the lows of late last year," said NAR Chief Economist Lawrence Yun. "Ongoing job gains are clearly increasing demand along with more inventory."

Good news!

Many of us have been waiting to discover how the recent NAR lawsuit would unfold in our industry and how it would impact different parties in the typical real estate transaction. We've just received updates:

- Fannie Mae and Freddie Mac, two government-sponsored enterprises (GSEs) that buy and guarantee mortgages, have just issued notices that if a seller or seller’s real estate agent continues to pay the buyer’s real estate agent commission in accordance with local common and customary practices, then those amounts are not required to be counted towards the IPC limits for the transaction.

- FHA has issued a similar statement indicating that they will not consider the IPC limit as long as the practice of the seller paying these fees remains common practice.

-VA has indicated that they are still evaluating the impact of the NAR settlement agreement and their current policy, which does not allow the buyer/Veteran to pay these fees, remains in place.

A very special end of the month closing for this beautiful family. Help me congratulate my Buyers/Sellers, Zack &Azriel. I'm so grateful for their trust and for the opportunity to serve them again. This will be our second and third closing together. They are selling the house they purchased 2 years ago and buying another house in Dallas.
It takes a village and many behind the scene moving parts for a Real Estate transaction to make it to the closing table. This double closing was at time very challenging but thanks to the expertise and dedication of Eppy Cleveland from McKnight Title in Fort Worth, we were able to work together and close both transactions at the same time saving a lot of time and effort for everyone involved.
I would like to thank our wonderful lender, John Tatum from SWBC Mortgage for always making time to come to my closings. It's very special for my clients to have their lender there to congratulate and answer any mortgage questions.
