🔐✅ JUST SHOW ME THE HOUSE!!
Starting August 17th, NO REALTOR will be able to unlock a door without you first signing the agreement 🤯 This will be non-negotiable for any person with a Realtor designation. This also drastically changes how we have done business. We love working with our clients and have always worked out of the moto that as we develop our relationship we don't want to start by locking someone into a year long exclusive contract to work with us. If you don't want to work with us, we are OK with that. We wish you the best and will use our skills and knowledge of the market to serve someone else.

✅ 🤔Wait…WHAT DO I HAVE TO SIGN??
The agreement between buyer and Realtor is a Buyers Representation Agreement, the contract between you and that realtor stating you will be using them to buy a home and breaking down the roles, duties and responsibilities owed to you by your agent etc. This form also spells out what broker commission are to be paid by you and/or the seller. Whatever commission is on this agreement is the MAXIMUM commission your broker/agent can receive out of the transaction.

✅ 🫣I HAVE TO PAY COMMISSION?
Well yes…but actually maybe no… 🤔
We know it seems confusing! With the new NAR ruling going into effect, advertising cooperating broker and buyer broker commissions will now be BANNED on the MLS.
So, now when your agent shows you a home, they may likely not have any idea if they are going to get paid from the transaction. Commissions have always been and are always negotiable of course, and to add more complexity there are a number of ways your agent can get paid. By the seller either in the form of direct compensation to Buyer brokerage or as a form of concession/credit to buyer. In some cases, the buyer will be paying the commission for their agent out of pocket and this will be spelled out in the buyer's representation agreement.

We keep coaching our clients to not wait for rates to drop (it's not guaranteed they ever will). Your best bet now is to lock in a 30 year mortgage (or 15 if you can afford the payment and lessen the total interest you pay) and if the rates drop significantly, which we are all hoping for you can ALWAYS refinance. If they go up you are locked in at todays lower rate! It is also important to remember that when we view mortgage rates over the last 40 or 50 years a 7% interest rate is a great rate! 20 years ago you would be paying 15 to 18%.

Interest rates are the same as the stock market. I don't know if it will go up or down tomorrow, but if I buy today and it goes down I will buy more (or refinance) tomorrow. No crystal ball needed!

Hope everyone had a wonderful mothers day! The girls and I (Justin) spent the day pampering our favorite mother! Started with homemade waffles and ended with a private whirlpool bath tub bubble bath (that was the girls favorite part).

Kelsie's personal goal is to walk 20 miles! She'll join friends from 24 other countries as they all walk the streets of their neighborhoods and pray for more teenagers to hear the good news of Jesus’ love.
