As national retailer Foxtail Coffee continues their expansion north, First Companies was selected to build their first franchise store in Michigan. Located in Ada Village, the 2,200 SF coffee shop is the first retail build-out to be completed in this three-story, multi-tenant building which was also constructed by First Companies. Rivertown Family Chiropractic’s staff and patients enjoy a beautiful office interior with many high-end finishes. Patients relax in a well-appointed reception area with 22’ vaulted ceilings that open up the space. Scissor trusses were used to create the striking ceilings which took two months to complete. The main level includes patient and staff restrooms, multiple treatment rooms, a conference room, kitchenette, X-ray room, and a children’s nook with games and activities. The basement has offices as well as a fully-equipped workout room, sauna, and private restroom with shower as added perks for the staff!

When Rivertown Family Chiropractic outgrew their space, they decided it was time to become tenant/owners of their new building and hired First Companies for the job. Their new 17,240 SF location in Wyoming gives the growing practice 6,700 SF to accommodate their current and future needs. First Companies Real Estate will manage the leasing of available space, and First Companies Property Management will maintain the new building for its owners.

We had a great time with Construction Allies in Action, an organization that supports minority and women-owned businesses (specifically subcontractors) by facilitating opportunities to meet with larger contractors. Here’s a few photos from our day with them!

To maintain the look so familiar to its customers, the new Ottawa Beach General Store includes skylights, faux wooden beams and columns, repurposed round windows, and some of the original shelving. The old signs were preserved and reused on the new building, and the red colored exterior was maintained. The building incorporates wood framing, a concrete basement, a metal roof, and siding with a wood-grain look that is similar to the original. All materials were carefully selected for their aesthetics and to withstand the elements. One-third of the 3,000 SF store is used to run the ice cream shop, with the general store utilizing the remaining space. After picking up food and/or drinks at the service window, customers can enjoy the spacious outdoor deck with benches and picnic tables.

When the 90-year-old Ottawa Beach General Store reached the point where it could no longer be salvaged, they hired First Companies to demolish the existing building and construct a new one. The beloved structure had been enjoyed for generations, so the primary goal was to preserve the nostalgic appearance, layout, and flow so customers would feel like they walked into a new version of the old store.

Tenants of Lofts on Grove enjoy first floor bike storage and a pet wash station, as well as the park-like urban space with benches and picnic tables. All work was completed on time and the project was under budget.

To meet the durability requirements of the owners, Lofts on Grove is an all-precast building, including the walls, roof, floor systems, stairways and elevator shaft. The exterior walls use a thin masonry product on the bottom floor with a stamped and painted masonry design on the upper floors to ensure a cohesive aesthetic at a more economical price. Additional savings came from using a ballast roofing system versus TPO, and the use of Juliet balconies on the backside of the property in lieu of a full balcony.

First Companies recently completed the new four-story Lofts on Grove mixed-use building, offering 110 market-rate studio, one- and two-bedroom apartments. The 81,890 SF structure has 3,200 SF of commercial space available for lease on the ground level.

Enviro-Clean Services

First Companies’ Construction team built the entire building that houses Enviro-Clean, including tenant build-outs. First Companies’ Real Estate team oversees the leasing of available space within the building, and its Property Management team maintains the building, ensuring it remains beautiful and functional for many years to come. It’s an all-hands-on-deck project!

Enviro-Clean's new facility has a spacious office area that utilizes large glass acoustic wall panels for sound control and to bring in natural light. All offices feature a glass “storefront” look and entry, creating the bright, open feeling the client desired. Tenant spaces are 7,500 SF with 960 SF of office in the front and truck docks with overhead doors in the back.
