The Wild World of Insurance
Every year I try to offer you guys an update on how things are going in the industry.
We’ve all seen the plethora of posts lately looking for new insurance options, so I thought it was a good time to address it.
I’ll link back to my post from last year in the comments, but so much of it still rings true today. We touched on what caused the rates to do what they did last year and this year is no different.
We’re an independent agency and represent dozens of carriers. There are always exceptions, but from a zoomed out perspective of the industry, this should provide some valuable insight. It’ll be long, but I’ll try to keep it moving.
Carriers are still seeing increased claims costs related to the effects of inflation on vehicle values, labor costs, vehicle parts, and the cost of construction. The inflation rate, though somewhat slowing down, is still on the rise. When the pandemic began 4 years ago, the average cost per square foot to build a house was hovering around $150. Today, the cost is anywhere between $250-280.
The carriers that we saw take precautionary measures 2 years ago are starting to see the light at the end of the tunnel and are at least to a breakeven point. From last year’s post, only 2 of the top 20 carriers in the nation were profitable, and that was because they had nearly no homeowners exposure in the market (Progressive & Geico). The other 18 carriers were on average losing $1.20 for every $1 they brought in, which is obviously not a sustainable business model.
As a result, many carriers are tightening up their underwriting guidelines even more than they have been in years past. They’re purposely trying to slow down new business growth. They’d rather have $0 than -$1.20, which is understandable. Things that traditionally weren’t an issue for a policy to have when trying to make a switch to a new carrier are now significant issues.
Things like claims for chips in windshields, towing claims, and even not-at-fault accidents are being used as rating factors. When they don’t count toward the rate, they’re viewed as claim “occurrences.” Carriers may have a limit on how many occurrences they’ll accept for a new policy. Even heavier weight is put on credit scoring, good scores get better rates and bad scores may not qualify for coverage. If a teen driver has an incident on their record, good luck trying to find new coverage. We all had something at that age, and while it was expensive, we could at least get a policy.
For existing business, they’re looking at anything they can to come off of business already on the books that they may deem to be a risk to be unprofitable in the future. Good friend of mine, ideal client, was recently non-renewed because he and his wife had a ticket, both tickets were over 2 years old, and very minor in nature. I appealed to the carrier’s head of underwriting, and they said their algorithm told them that the policy had the potential to be unprofitable, and they were sticking with their decision. No actual claims…crazy!
Roofs…I can’t tell you how big of an issue they’re becoming. There are 2 types of roof coverage: Replacement cost and Actual Cash Value (ACV). Replacement is ideal, and ACV is a depreciated version of coverage. Roofs are designed to wear out over time, and ACV coverage sort of wears out with them. Traditionally, 15 years of age on a roof would have the coverage roll from replacement to ACV. We have a carrier now that rolls to ACV at 5 years old, some are 10, and nearly all are at 15 years. Not the end of the world, but again, not ideal.
But, there are carriers that won’t accept a roof over 10 years old at all. At 10, it gets tough. At 15, it gets nearly impossible. Not just to get ACV coverage, but to insure it at all. Several carriers also won’t insure roofs that have what are referred to as 3-tab shingles. When you see a roof, they’re the ones that lay flat to the roof. Architectural shingles are the kind that have a little depth and look like they overlap a little bit with one another.
Carriers are also implementing the use of drone and satellite imagery for quoting and for new business. They’re looking for algae staining on roofs, potential granular loss, and tree overhang. There are 3rd party companies that have years and years of imagery available on homes, especially in metro areas like we are, and they compare the images from year to year with the new images. If you have any of the things mentioned above, they can non-renew your policy and ask that you replace your roof or trim your trees back, sometimes even remove them altogether, before they’ll reinstate your policy. Some use the percentage of tree overhang as a rating factor on quotes. Absolutely wild.
The first response is typically something along the lines of “Well, I’ll just take my business elsewhere,” which is completely understandable. The issue is that there are becoming fewer and fewer places to go in Georgia where you can get the same coverage for the same price you had before. Even if you find what looks to be a good fit, you could switch, and get canceled again 30 days later.
Nearly every carrier is doing home inspections on new business. The inspectors are doing more thorough inspections than ever before, and they’ll catch the reasons your prior company flagged your home for non-renewal in a heartbeat. They’re seeing it in person instead of from an image, and the new carrier you switched to can 30-day cancel your policy. Now we’re back to square one at an even higher rate.
The carriers don’t mind losing the business or not accepting the new business because when they boil their numbers down, the data is showing that they’re not charging the correct rate for the potential claims cost they may have to pay. Even with rates having gone up across the state by 40%+ in the last 2 years, the data still doesn’t show them a path to profitability. As I mentioned last year, the target margins on auto and home insurance are very small, 3-5%. Carriers make money through investments.
As carriers get tight, and several are leaving Georgia altogether, it reduces competition. With reduced competition comes even higher rates because the ones that are open to new business know that there are only so many places you can go.
What can you do?
If at all possible, please avoid ticky-tack claims. Guard your claims record. Don’t file windshield, towing claims, or small collision claims. Bump your deductibles up and save a little premium knowing that you won’t file a $400 claim. You’ll pay for that claim 3x over in premiums over the next 3-5 years. There are several local windshield companies that have great out-of-pocket prices. AAA has a great towing membership, and they even have a half-off sale right now. Those tow claims don’t show on your claims record. We are also blessed to have some great body shops & scratch and dent repair shops locally that can fix vehicles at affordable prices without going through insurance.
Contact your agent for advice before rushing to call a carrier 1-800 number. We can often guide you to make a much more informed decision. We see claims every day, and you may see only a handful in your lifetime. Lean into that experience and let us help you. It’s not that we don’t want you to file claims, I’m all for it. It’s what you pay the premium for, but there are times when it will cost you much more in the long run in premiums than it’s worth. Let your agent protect you from some of that when it’s reasonable.
For homes, please be sure to keep tree limbs trimmed back from overhanging above your roof. Don’t let the limbs touch your home as that’s a big no-no as well. Soft washing your roof to remove the algae streak staining will save you premiums in the long run as well. The imagery is also looking for debris in the yard and other liability concerns.
Also, a term to know and follow, “Tort Reform”. There are bills working their way through our state legislature that can help make sure we maintain our favorable overall business environment in the state compared to the nation. We’ve been voted the “Judicial Hellhole” of the country for insurance 2 years in a row now. Strong businesses make a strong local economy. Commercial insurance premiums and losses are on the rise as well. Many carriers do both personal and commercial insurance, and if they view our state as unfavorable to carriers and leave, then we’re left with fewer carriers to shop on your behalf. Competition is a good thing. Please support tort reform.
The good news?
We’re starting to see some of the rate increases leveling out as the carriers that were early to tighten up are seeing their efforts rewarded and losses improving.
Again, the carriers aren’t trying to stick it to clients. The goal is 3-5% of a profit margin so they can stay in the market.
I do think we’re starting to see some clear skies through the storm. Remember, carriers rely on data, and when inflation was impacting all other aspects of our lives, the premiums were locked in for carriers. They have to have the data to prove they need the rate through the state Department of Insurance in Georgia. As inflation cools, vehicle costs and construction costs level out, so should insurance premiums.
It’s a really tough market though. In speaking with carrier CEOs, presidents, industry association leaders, and long-tenured agents, this is the worst insurance market in history; not just in Georgia but nationally.
It’s always good to shop. We can do it for our clients to get a temperature check with other carriers, but I would encourage you to hang tight if the savings at the next carrier is only a couple hundred dollars. The nitpicky home inspections can create significant issues on the back end and leave you in a worse position.
All carriers are not created equally either. With tight underwriting, we’ve seen tighter claims adjustment from some companies. You might end up leaving a favorable claims carrier for a lesser one to save a small amount of money.
Are there savings to be had out there?
Absolutely. We save clients thousands on a daily basis, but make sure the juice is worth the squeeze if you have a long time relationship with a carrier.

How one independent agent is using Facebook for good It's not bad for business either
Accidents happen, and what makes it an accident is that you never quite know WHEN it's going to happen.
Even the most minor accident, usually in a parking lot, can throw you off your mental game like a pop quiz used to in school. So...here's a cheat sheet to study before the quiz!
1. Check for injuries: Make sure to check yourself for injuries first and other parties thereafter. Take inventory of any and the information will be helpful for first responders when taking Step 2.
2. Call the police: Even if the accident is minor, please call the police, even if it's on private property, even if they're the nicest person you've ever met. The police will create an official accident or incident report that will be useful when making a claim. The report greatly reduces the chance of a your word against theirs situation. You never know if the other person has insurance, if they provided you their correct contact information, or if their story will change once they leave the scene.
3. Exchange information: This one is usually difficult to do as the police don't let the parties communicate much once they arrive, and that's perfectly ok. All the information will be on the police report. It helps to speed up the process though if you can get the names, phone numbers, and insurance information (carrier name and policy #) of all drivers involved in the accident. Also, take note of the make and model of the cars, and the location of the accident.
4. Take photos: Use your phone to take photos of the damage to all vehicles involved, as well as any visible injuries and the overall accident scene. If it's a minor accident and blocking traffic, please take a photo of the scene as it was before moving vehicles to the side.
5. Report the accident to your insurance company: Contact your insurance company as soon as possible to report the accident and begin the claims process. Be prepared to provide them with all the information you've collected, including the police report.
a. There are a couple of ways to go about filing it. You can file it with the at-fault vehicle’s carrier or you can file it on your own. Filing it on your own will likely be the fastest way to proceed, but you will need to pay your collision deductible to the body shop to pick up your vehicle. Your insurance carrier will subrograte (try to recoup) the claims money from the at-fault carrier, and if they’re successful, you’ll receive your deductible back as a check in the mail. It could take a month or two, or it could take a year or two to recoup. If it takes that long, typically, filing it with your carrier was the best decision because the other has apparently been difficult to deal with, even for your carrier.
b. Rental vehicles are usually the next question, and if you have the coverage on your auto policy or another vehicle is at fault, the adjuster will usually set it up for you through someone like Enterprise. It can take a couple of days for them to make contact and do so. An option may be to setup the rental on your own, and the rental company will usually place a hold on your credit card. They usually don’t charge your card until you turn the vehicle in, and in that time, you can likely have the adjuster transfer your rental reservation to their account to be charged at turn-in.
6. Keep track of expenses: Keep a record of all expenses related to the accident, including medical bills, car repairs, and any other costs. Once you have an adjuster assigned, ask them if you can email them copies to be included with the claim.
Your agent is always there to help you. Nine times out of 10, the adjusters are wonderful and do their jobs very well. That said, as an agent, we usually try to stay out of the adjuster’s way. That doesn’t mean we’re not here to help if something doesn’t make sense or if something doesn’t sound right. We can interpret what the adjuster is saying or go to their manager if they aren’t communicating or are out of line.
I hope this helps you! Will you commit it all to memory? Probably not, but having a broad overview of what to do will hopefully make the inconvenience of an accident a little less of a headache.

Couple of quick tips around questions we commonly get after storms.
🌳 Trees 🌲
For Hurricane Ian, it looks like North Georgia will certainly not experience the brunt that our neighbors to the south are facing, but with large amounts of wind and rain, the chance of trees coming down ramps up.
Trees that only fall in your yard are typically not covered for removal, and if that’s the only “damage” received, I would not recommend filing a claim for it even if your policy affords coverage. The most likely instances of the removal being covered without hitting a structure are if it blocks your driveway.
If your neighbor’s tree falls into your yard, I’d recommend a conversation with them on how to clean it up. Clear your portion to the property line perhaps and be done with it.
If a tree hits a structure, the damage would be claimed under the structure’s insurance regardless of who’s property the tree is on except for rare instances where the owner of the tree knew it was dead, etc.
If a tree falls on a vehicle, the damage would be claimed on the vehicle’s insurance, regardless of who owns the tree or vehicle, and filed under comprehensive coverage if the vehicle carries it. If not, there’s usually no coverage for the vehicle, again, except in rare instances.
💨 Wind 💨
With significant wind speeds, shingles can often come loose from your home. Most homeowner policies require the insured to reasonably prevent further damage to the home, which is usually due to rain water. I do not recommend climbing on your roof if you’re inexperienced, please make contact with a roofing company. Most of them are more than willing to assess and document the damage, provide advice on repair or replacement of your roof, and tarp the damage, which can often be rolled into your insurance claim.
That said, do not do business with a company that says they won’t require your deductible payment. It’s insurance fraud for both of you, and if they’re willing to admit fraud to you on the front end, what will they hide from you during the process?

Super quick rundown on what uninsured or underinsured motorist coverage is on your auto policy.
We put together quotes for 2 different families today that didn't have any UM coverage, and it's incredibly affordable to have this coverage, which protects you and your family directly.
UM coverage is there to kick in to help pay for your personal injuries or property damage sustained in an accident that wasn't your fault. If someone hits you and doesn't have any insurance at all, it can kick in. If they have great insurance and your injuries are more than the coverage limits they carry, it can kick in. If it's a hit & run accident, it can kick in.
As you'll see from my own policy screen-grabbed in the video, it costs a grand total of $13.83/month for me to carry it on my auto policy, and did you know that 12% of drivers in GA are uninsured even though it's the state law? That doesn't include drivers carrying state minimum liability limits that likely wouldn't be enough to cover even minor injuries in an accident. The state of GA knows how valuable it is because our department of insurance actually makes you sign an entirely separate application form to reject the coverage.
Please review your policy with your agent, and if you don't have an agent, please take a look and make sure you are carrying this coverage. Any agent in the group would be happy to review your policy with you and make sure you're adequately covered. My team and I would love to offer any advice we can.
